MAA Executive Team Tours Progress at 220 Riverside

The senior executive team from MAA, the largest financial partner in the 220 Riverside development, visited Jacksonville last week to see in-person the great progress being made. The apartment project, one of several MAA investments in North Florida, is scheduled to begin turning over units this summer with completion by the end of the year. MAA is a real estate investment trust (REIT) that focuses on the acquisition, selective development, redevelopment and management of multifamily homes throughout the Sunbelt region of the United States. 220 Riverside is being developed through a partnership of Hallmark Partners, MAA and Bristol Development Group.
"MAA is a tremendous partner for Hallmark Partners and a critical resource to delivering the 220 Riverside project," said Hallmark Partners Principal Jeff Conn, who guided last week's site tour. "Equally important is that MAA's investment in Brooklyn marks the beginning of institutional capital betting on Jacksonville. Others have and will follow."

Beacon Riverside Project Specifics Outlined for Brokerage Team
|
This week the NAI Hallmark Partners brokerage team held its weekly Monday 9:01 meeting at the Beacon Riverside Sales Center located at 806 Riverside Avenue directly across from The Cummer Museum of Art & Gardens. The Beacon sales team treated the group to coffee and bagels while Hallmark multi-family Principal Bryan Weber outlined the project specifics. Beacon Riverside, the neighborhood's first significant condominium project in over a decade, is scheduled to break ground in April. The 15-story riverfront project includes 45 exclusive, low maintenance units featuring unmatched security, amenities, convenience and a true "lock-and-leave" lifestyle. The six floor plans range from 2,400-4,700 sf and all have dramatic views of the St. Johns River, the downtown skyline, and the Riverside neighborhood. Prices currently start at $700,000 and grow to $2mm for the spectacular penthouse plans.

NAI Hallmark Partners intern, Todd Blake, has a very unique perspective on life. Diagnosed with Hodgkin's Lymphoma in fall 2009, just one month into his freshman year at University of Florida, Todd's life clearly took a very unexpected turn. The graduate of Ponte Vedra's Nease High School took 56 IB credits with him to college and essentially entered as a junior. But his diagnosis required withdrawing from college and multiple rounds of treatments over 4 remissions and relapses.
"When I look at Todd I simply can't have a bad day," says Hallmark COO Dave Auchter. "He is an inspiration to our entire team, a brilliant young guy with integrity in spades and a very bright future in real estate."

Hallmark Technology Partner expands into Jacksonville Market

In 2012, Hallmark Partners made the bold move to be an IT leader in the commercial real estate industry not otherwise known for early adoption of cutting edge technology. The transition would begin with a migration from PC to Apple and the universe of dynamic mobile devices and seemingly unlimited apps. Software and cloud-based subscriptions would soon follow from Costar to Loopnet, Salesforce CRM to Adobe Creative Cloud.
"Hallmark staff was incredibly patient and supportive of the migration," said Hallmark COO Dave Auchter who was tasked with the technology shift. "But IT isn't a 'set-it and forget-it' resource. It takes ongoing management and best practices."

Alex Coley's Sojourn - 'The Spiritual Splendors of India'

This month Hallmark Principal and Unity Plaza visionary Alex Coley continued his own spiritual journey by traveling to India where he is participating in a two-week personal growth experience entitled 'The Spiritual Splendors of India'. The trip includes a Neighborhood Connection visit to the Deepalaya School which serves local underprivileged children; a Market Connection rickshaw ride through the colorful shopping district of Chandni Chowk; sunrise and sunset visits to the Taj Mahal; an elephant safari on a private Rajput farm; a Spiritual Connection during an evening Aarti ceremony; and a early morning sunrise boat ride on the sacred river Ganges.
Although Alex has been missed here in Jacksonville, the Hallmark team is looking forward to the wisdom and peace he is no doubt gaining through his unique adventures.
