Demand for Industrial Space
Up in Stafford
The Department of Economic Development has received inquiries for more than 2 million square feet of industrial space over the past several years.  Much of that demand cannot be met with Stafford's current turn key industrial inventory.  The demand, pent-up over the past decade, requires the promise of quick occupancy to win the deal.

Many of the prospects desire larger spaces, exceeding 40,000 - 50,000 square feet or more.  As vacancies trend downward in this category, now at approximately 10%, the importance of advancing speculative industrial buildout increasingly becomes more important to Stafford's ability to remain competitive in this important sector of economic development.

Several New Businesses Open Recently

Two basic modern societal needs - food and cell phone repair - are being met by newly opened Stafford businesses.

RockIT Repairs:
"Our business started in Fredericksburg in a "closet-sized" office that one of our clients gave us in 2012. "Our growth has been tremendous, we now have two spacious locations," said Jim Einhorn, Partner and General Manager of the Stafford store.

"We fix cell phones, tablets, laptops and desktops, AND we buy back used phones.  Just look up the model on our website - and we will give you a price.  Bring the phone in and walk away with cash," stated  Einhorn. 
"We can fix practically any issue with charging ports AND we do glass replacements for Samsung and MacBooks," added Jonathan Hawkins.  Visit the website  or visit the store on Lafayette Blvd, or at 373 Garrisonville Road, Suite 105.  The partners hope the store on Garrisonville Road will be the template toward franchising their operations. 
Japanese Hibachi: 
Bob Liang, owner and founder of Quickway Restaurants has opened 16 locations throughout the DC Metro.  This newest enterprise opened at  28 South Gateway Drive and business is strong.  "I'm thrilled to be opening in Stafford County, and I can assure you that it is not going to be the last one in the County." 

 The restaurant is fast casual style and serves traditional Japanese Hibachi as well as Sushi and Sashimi dishes.  He stated that the Stafford store revenue is exceeding his financial forecasts.  His next 2 businesses will open at Fair Oaks Mall and in Landmark Plaza in Alexandria.
Quickway also has bento boxes, sushi and specialty rolls.

Strategic Plan Highlights

Last month, we began a series of Focus articles on the Economic Development Strategic Plan and reviewed Goals One and Two. Now we highlight additional objectives below:

  Goal 3 - Executing the mission of Goal 3 , representatives of Stafford County Economic Development and the Economic Development Authority met with dozens of retailers, developers, and tenant representatives at the International Council of Shopping Centers' New York National Conference and Deal Making. EDA member Howard Owen joined the team as an "Ambassador" of Stafford County. Howard brought a Stafford business owner's perspective to the discussions.  This Board of Supervisors supported initiative is meant to enhance our visibility and engage with the retail industry to increase the attraction of new business.  Nearly 10,000 attendees were present.  In addition to active networking at over 500 booths, meetings were held with specific retailers the community desires in Stafford County.
Goal 4  - This goal focuses on the Tech Park Initiative. Recently the Tech Park Board visited the Bio Science Tech Park and Gather Coworking Space in Richmond.  They continue making progress by following the newly adopted Tech Park Initiative's Strategic Plan.

Red Apple Pediatric Dental
You'll be pleased to meet the staff at Red Apple Pediatric Dental.  The exterior of the building is a very unassuming brick rambler west of Stafford Foot & Ankle Center on Rt. 610.  The interior is a contemporary and cool place that looks nothing like a dental office.  It's more like a Starbucks for kids.  Dr. Payam Amirsayafi (Dr P for short) has invested in a retrofit, suitable to bring smiles to nervous kids and anxious parents.  Dr. P. offers mouthguard specials (50% discount for kids in Stafford County athletics,) and does educational outreach about sugar intake, complete with dinosaurs.  If you know someone looking for a dentist for the kids - tell them to check out  Red Apple.
