Now, people are buying homes before they see them in person because of low inventories and if they wait, they may lose a chance at their perfect home. If you are thinking of doing the same, how can you reduce your risk and have a smooth transaction? Read on to find out more about buying a home sight unseen.

Should you buy a house sight unseen? Here's what you need to know.

Many home buyers these days have to move quickly because demand outweighs supply and appealing homes don't last long on the market. So, buyers who are eager to move will buy a home 'sight unseen', without ever touring the home in person. This can be a good strategy in a competitive real estate market, but there are some things you should keep in mind. Here are some good ideas you should know before making an offer.

1.) Evaluate the property remotely using photos, facetime or video tours and descriptions provided by your real estate agent.

2.) Get pre-approved for a mortgage to show the seller you are serious and can afford to finance the home.

3.) If paying cash, be able to provide proof of funds.

4.) Make an official offer to the seller to purchase the property. You might consider placing a home inspection contingency in your offer.

5.) Make an earnest money (or 'good faith') deposit.

6.) Have the property professionally inspected. This is optional, but strongly recommended, especially for a sight-unseen offer. If you are satisfied with their findings, the deal continues.

7.) Order a title report to make sure it is clear to transfer ownership at closing.

8.) Finalize the terms of your home loan and lock in your interest rate.

Then, you'll schedule a closing date to sign your final documents.

Using your agent as your representative, be sure to ask the homeowner about any aspects you aren't sure about based on the listing photos, video tours, etc. This can clarify any questions you have regarding the home's features, appliances, systems, design aspects, renovations, etc.

Green Market is an organic farmer's market with Arkansas-grown fruits, vegetables and Arkansas-made artisan crafts for purchase. The Market runs every Thursday 8-11:30AM from May 6 to September 2, 2021.

Barbecue Chicken Bacon Ranch Cheese Dip

2 Cups shredded sharp Cheddar cheese (8oz)
1 pkg. (8oz) cream cheese, softened
1 container (8 oz) sour cream
2 tbls ranch dip powder mix
1 cup chopped cooked chicken
1/2 cup barbecue sauce
3 green onions, thinly sliced, green and white parts separated
1/2 chopped cooked bacon
Crackers for dipping (Ritz go well)

1.) Heat oven to 350 degrees. Spray 8-inch square (2 qt.) glass baking dish with cooking spray.

2.) In a medium bowl, mix 1 1/2 cups of the Cheddar cheese, cream cheese, sour cream and ranch dip mix. Spread evenly in baking dish.

3.) In medium bowl, mix chicken, barbecue sauce and green onion whites. Spoon evenly over cheese mixture in baking dish. Top with remaining 1/2 cup Cheddar cheese, then top with cooked bacon.

4.) Bake 20 - 25 minutes or until hot and bubbling at edges.

5.) Top dip with the green tops from onions. Serve with crackers.

TIP: Rotisserie chicken works well.
