The Historic Harlem River Houses Renovation is Complete


Landmarked Harlem River Houses has been restored. New York City’s first purpose-built public housing development, completed in 1937 as part of the New Deal, integrates public art throughout its campus. Our holistic interior and exterior renovation of the eight-acre site renews critical affordable residences and the spacious grounds, and is a recipient of the 2025 Lucy G. Moses Preservation Award for demonstrating excellence in the restoration and preservation of this historic housing development.  


The central fountain, unique outdoor amphitheater, playgrounds and landscaping are preserved and enhanced, while historic statuary is being repaired and new murals created in collaboration with residents where historic frescos were lost over time. Upgrades to the units, lobbies and common areas are joined by restored and new amenities, including retail, social services, tenant association and management spaces. New roofs and energy efficient windows match the original landmarked design. Electric heating and cooling systems and energy efficient lighting, along with overcladding of the adjacent ‘60s tower, create a sustainable future for Harlem River Houses.

Castle III Begins Construction


The groundbreaking ceremony for Castle III, a new supportive housing building, was celebrated by Partner Mark Ginsberg and Associate Christine Berry, Stanley Richards, President and CEO of The Fortune Society, and elected officials. Our second large-scale project for Fortune, Castle III will provide long-term housing solutions for justice-involved people experiencing homelessness, and low-income residents and families of East Harlem, in an 82-unit all-electric residence built to Passive House energy efficiency standards.

Apex Place Ribbon Cutting Ceremony


Celebrating this new four-building affordable development in Forest Hills, C+GA’s Mark Ginsberg, Matt Melody, Mitchell Hartig, and Ana Bozicevic joined the Phipps Houses and FXCollaborative teams for a ribbon cutting ceremony. Remarks by Adam Weinstein, President of Phipps Houses and Christine Nolan, District Manager at Queens Community Board 6 celebrated the achievement and honored the late Joe Hennessy, a longtime CB6 Chair whose vision helped make this project a reality.

Melrose North Welcomes the Community


A celebratory housewarming in Melrose North’s landscaped backyard, with art by DreamYard, underscored this highly sustainable, affordable and supportive housing complex which will make a difference in the Bronx for years to come. C+GA's Sean Flynn and Ana Bozicevic joined Services for the Underserved, Bronx Pro Group, the Department of Housing Preservation and Development (HPD), Housing Development Corporation (HDC), the New York City Housing Authority (NYCHA), and elected officials.

Awards + Recognition

HELP ONE Awards and Highlights


HELP ONE received a National Design Award of Merit at the Society of American Registered Architects Award Gala at the TWA Hotel. Partners Mark Ginsberg and Matt Melody accepted the award recognizing the project’s sustainable affordable and supportive homes for vulnerable populations, creating a place that people coming out of traumatic circumstances can be proud to call home. 


HELP ONE Building C received the Future Housing Initiative Award, a funding program through a partnership between HPD and NYSERDA to support the development of new high-performance, all-electric projects. Building C is in construction as part of HELP ONE Phase II and will be built to Passive House standards.  

Marcus Garvey Village + Extension: ULI Finalist 


The Urban Land Institute selected Marcus Garvey Village and Extension as a Finalist for the 2024 Terwilliger Center Award for Innovation in Attainable Housing. This award recognizes unique yet replicable developments that offer or preserve deeper affordability. This project was selected for modeling sustainable development of large all-electric geothermal multifamily affordable housing. 

Passive House Accelerator


As their Partner of the Week, Passive House Accelerator featured several of C+GA’s Passive House projects, including 4697 Third Avenue, an award-winning affordable housing development in the Bronx; Park Avenue Green, one of the country’s largest Passive House affordable buildings; and Melrose North, the LEED Gold and Passive House certified recipient of the U.S. Department of Energy’s 2024 Better Project Award.  

2024 Features


Building Design + Construction’s 2024 Multifamily Annual Report highlights C+GA projects and team expertise in sustainability, mixed-use multifamily innovation, and transit integration. BD+C again ranked C+GA among the Top 200 Architecture and Multifamily Architecture firms, while Engineering News Record’s Top 100 Green Design Firms and Contractors discussed sustainable design with Director of Sustainability Crystal Ng.

EDC NYC Mass Timber Studio


Partner Matt Melody and Architect Nai-Hua Chen presented findings on mass timber’s feasibility for affordable housing at the New York City Economic Development Corporation’s “NYC Mass Timber Studio Final Review: From Design to Delivery.” A deep dive into Mass Timber systems design and a comparative life cycle analysis of Hillside Avenue, a 100% mixed-income affordable housing project in Jamaica, Queens, determined the average mass timber point-supported system reduces embodied carbon by 32% from a typical block-and-plank system. The results of this study by C+GA, MURAL Real Estate Partners, Buro Happold, and Rodney Gibble Consulting Engineers show that mass timber systems, with their lower manufacturing emissions and potential for biogenic carbon storage of replanting, offer significant carbon reduction in multi-family construction.

Archtober and NESEA Pro Tours of HELP ONE 


C+GA hosted tours of HELP ONE sponsored by Archtober and the Northeast Sustainable Energy Association (NESEA). After a presentation on the phased master plan, Trauma-Informed Design strategies, zoning process, and sustainability features, the tours explored the landscaped courtyard, lobby murals, affordable units, and solar PV systems of this holistic supportive complex. 

Innovative Housing Showcase


Associates Christopher Perrodin and Zachary Weimer represented C+GA at the U.S. Department of Housing and Urban Development’s 2024 Innovative Housing Showcase on the National Mall. The tent showcased C+GA’s innovative approach to sustainable design in affordable housing, featuring HELP ONE, 4697 Third Avenue, and Melrose North.

AIA 2024 Conference in Washington DC


Partner Sean Flynn discussed the nuances of renovating the National Register of Historic Places-listed and NYC Landmark District-located Three Arts Club to meet Passive House Institute (EnerPHit) standards at the AIA24 Conference in Washington DC. The gut rehabilitation and historic restoration will provide much needed affordable senior housing.

Zachary Weimer, RA


Zachary Weimer, RA has been promoted to Associate! This promotion reflects Zach’s outstanding initiative, hard work, and commitment to improving the lives of our city’s inhabitants through architecture. His work includes highly sustainable, affordable and supportive mixed-use, multi-family buildings such as Melrose North in the Bronx.

Celebrating Ten Years!


Partner Sean Flynn, Director of Sustainability Crystal Ng, Associate Christine Berry, and Project Architect Shirley Yao celebrated their 10th year at C+GA! Their diligence, exceptional work, and commitment has enabled the firm to create more enduring, sustainable, and resilient communities. 

Summer Interns


C+GA welcomed our summer interns, Osaruyi Amadasun, Jade Herasme, Salonee Ghosh and Stephen Innis, who learned about projects and their programs, went on site visits, worked on 3D printing and modeling in Revit and Rhino, attended client meetings, and helped prepare presentations. 

C+GA Gatherings


Among the many team activities at C+GA – gingerbread house and orange carving competitions, Skyscraper Museum field trip, international potluck, holiday festivities, and chess – the boat trip around Manhattan stands out for the dancing and beautiful views.
