The Florida Community Association Journal’s Reader’s Choice Awards
|
|
Wow! Are we ever honored! For the fifth year in a row, we’ve been nominated for Florida Community Association Journal’s Readers’ Choice Awards! Your vote has kept us in the top two categories every year since 2014. We would be so honored if you would take a few moments out of your busy schedule to vote for us.
If you feel that we are deserving of your vote, simply click on the button and follow the instructions on the page.
Voting is over December 31st or whenever FLCAJ ends the program during the month of December. If you REALLY like us (and we hope that you do), you can vote more than once for the little firm that Embraces Community.

Have you Registered Yet for our January Seminars? Don’t Dawdle!

Three new seminars are making their debut just around the corner!
First up is our
“Let the Good Times Roll: The 2020 Mobile Home Park Board Certification Class.”
This seminar will be offered only once this year on Thursday, January 16
th
at Keiser University in Lakeland – just off I-4! You may attend the live presentation or via webinar. Our Partner, Russ KIemm, the “resident guru” (or so we like to call him internally) of Mobile Home Parks will be the featured speaker. This three hour program features all the tools you need to serve on the Board of a Chapter 723 Mobile Home Park Association, plenty of time for questions and answers, and a delectable dessert buffet! Sign up here for the
live presentation
and here for the
webinar
.
Special Note: Questions have arisen as to what type of Association you may be. The law can be confusing in determining if your Association is a true Chapter 723. The following questions might be helpful in assisting you in determining if this the correct class for you to take:
1.
Is your Lot a rental? (or) Do you pay rent for your lot to the Park Owner? (If yes, almost always a MHP, subject to Chapter 723).
2.
Do you own your Mobile Home and Lot, and pay fees or dues to a Park Owner, for use of any Park amenities (club house, pool, etc.,) ? (If yes, you are most likely a MHP, subject to 723).
3.
Do you live in a “Mobile Home Subdivision” and pay assessments to your Association ? (If so, you are likely a MHP Subdivision, subject to 723, but must clearly be a “Mobile Home Subdivision”).
4.
Do you pay assessments to your association and are the assessments/charges mandatory and not live in a Co-op? (Then you are not a MHP and not subject to 723).
|
|
The above may not be definitive, but should resolve most questions as to the type of community the prospective seminar attendee lives in. The answers to the above questions are generally in your Association’s Documents. While we wish we could review your Documents to determine what type of Association you are, we are unable to do so. Please consult with your attorney who will be able to advise what type of Association you are – probably off the top of their head.
Next up is the premier Brevard County Event of the Year:
“Happy Days: Groovin’ All Week with You!”
on Saturday, January 25
th
in Melbourne. This is our “how to be a director” program for handling such topics as Pets, Enforcing Your Covenants, Bankruptcy for Associations, Rentals, Amendments, Working Effectively with Your Attorney, and Practical Tips for Director. For more information on each topics, please check out our web-site. This three hour Saturday morning seminar is all about having fun, listening to the hits of the 1950’s, visiting specialized vendors for Associations, door prizes, great legal information, and one on one time with the attorneys that Embrace Community. All of our Attorneys and Director of Public Relations are looking forward to meeting you individually and answering any questions you may have – all for free

Each month in our second monthly newsletter, “
C&M Update
,” we will take one question from our readers that they would like to pose to an attorney and feature the answer in that newsletter. This is a great way to have answers to questions that you have been trying to understand as you tackle the role of being a Board Member, Committee Member, or Concerned Resident in an Association or you are a manager managing a community association. You do not have to be a client to submit a question. While we cannot answer very specific questions that may require an attorney looking at your Governing Documents, we can answer more broad questions that may come up relating to Community Associations.
If you would like to submit a question, please use this
link
.
We will be in touch with you if we need any additional information. C’mon, you know you have questions. Get the answers here – free! What an offer!
