Resident Meeting Role Playing

This popular interactive role-playing session utilizes volunteer “actors” from our board member and manager audience. They will play many of the “characters” that you may have dealt with at your meetings.

The goal is to provide boards and managers with a practical experience that simulates real-life situations they might encounter.

Understanding the legal obligations for dealing with difficult people in a community association is imperative. Knowing how to effectively deal with them could help avoid a cascade of issues down the road.

Boards and managers may have been reserving based on their current reserve study, but economic factors over the last couple of years (supply chain, inflation, etc) have made some large projects increase substantially and there maybe shortfalls that boards and managers didn’t plan on.

This session will concentrate on South Carolina legislative policies and regulations. 


Overlooking state legislative matters can lead to unintended consequences that may impact the governance structure, rules, and overall operations for boards, managers and their communities.


The South Carolina CAI Legislative Action Committee will host this session.


ROOM 2: Construction & Pond Issues / Defects


Association property and amenities breaking and requiring maintenance is a common and inevitable aspect for boards and managers. 


Factors such as weather conditions, usage frequency, and the quality of original installations contribute to the breakdown of equipment, structures, and amenities. 


It's also important for boards to recognize the possibility of a beneficial solution if an item qualifies as a construction defect.


Our panel will help boards and managers navigate and manage these challenges efficiently, ensuring a well-maintained and harmonious community environment.

ROOM 1: How To Get Residents To Follow the Rules


The enforcement of rules within associations is crucial for the effective functioning of the community and the preservation of property values. 


But, there's just some people that either don't understand or want to follow the rules. The session will offer boards and managers information on how to get these “rule breakers” to play along.

  • If applicable, how to conduct hearings

ROOM 2: Just For PCAMs


The pinnacle of community association management. The PCAM designation is the highest professional recognition available nationwide to managers who specialize in community association management. 


This wide-open session will be an opportunity for PCAMs to bring up and discuss and get answers for issues of a complex nature.


The PCAM attendees will dictate the format of the program. We will have industry leaders on standby to provide information or guidance.


This program is limited to those with the PCAM designation.
