Mortgage Modification Endorsement

(also known as a “Date Down” Endorsement)

When a lender increases the mortgage amount through a mortgage modification, the lender will typically request an increase in coverage under the loan policy. This is handled by issuing a Date Down Endorsement. The ALTA 11 Mortgage Modification Endorsement provides coverage for loss resulting from a mortgage modification when the modification causes the Insured Mortgage to become invalid, unenforceable, or lose priority.

Follow this procedure:

• Record the Mortgage Modification Agreement (MMA);
• Update the title search from the original policy date through the recording date of the MMA;
• Collect the $125.00 endorsement fee from the borrower (payable to CATIC;)
• Collect any additional premium required for the increased coverage amount (The premium for the new amount of insurance less what they paid for the policy we are endorsing;)
• Email the Vermont office the policy or the policy number, along with a copy of the recorded modification agreement, and your title update from the original policy date through the recording date of the MMA;
• We will prepare the endorsement.
