CHANGES TO LISTING DISTRIBUTION PREFERENCES!

Dear MLS Subscriber,

As you may know, since March 2015, MLSSAZ has licensed certain MLS content to Zillow Group, Inc. (Zillow) for use and display on their websites, such as Zillow.com and Trulia.com under a third-party content license agreement. As of January 12, 2021, Zillow has joined MLSSAZ as a participant and in compliance with MLS Policy, Zillow has indicated its intention to participate in MLSSAZ’s IDX program.

No action is required from you. If your firm participates in MLSSAZ’s IDX program then Zillow, as a participant, will be permitted to display IDX data, subject to MLSSAZ’s IDX policies. If you’d like to read more about Zillow’s changes, you can read about that here.

IMPORTANT NOTE

· The seller(s) must affirm the listing’s internet distribution options. Unless the Seller has elected to not display the listed property to any internet sites, the listing will automatically display to all Broker and Agent IDX enabled websites.

FREQUENTLY ASKED QUESTIONS

Q: Will my listing automatically feed to Zillow?

A: Yes. The Zillow is now part of the MLSSAZ IDX program. Under the IDX program, listings will automatically be feed to internet sites such as Zillow and Trulia. The seller(s) must affirm the listing’s internet distribution options. Unless the Seller has elected to not display the listed property to any internet sites, the listing will automatically display to all Broker and Agent IDX enabled websites.

Q: Will my broker need make any changes within Flex

A: No. The Zillow syndication options within Flexmls under the Broker Distribution options will no longer be available.

Q: When will this change take effect?

A: January 12th, 2021.

Q: What does Zillow becoming a Brokerage mean to me and my listings?

A: Zillow, as a Participant, is intitled to all membership benefits. Zillow will be permitted to display IDX data, subject to MLSSAZ’s Rules & Regulations.

Q: Will Zillow display my rental listings?

A: Zillow as brokerage will no longer display rental properties. Zillow Inc. will provide a new rental platform for brokerages to advertise and manage rental listings at a cost to the brokerage.

Q: If I see incorrect listing information on Zillow who do I call?
