Happy New Year from the South Carolina Chapter of the Appraisal Institute!! I hope everyone had a wonderful and fulfilling holiday season and I wish all of you the best for the upcoming year. I want you all to know that I am very much looking forward to serving the membership and the board and I would welcome any input from you as we look to build on past successes in the upcoming year.
 
Before we look forward, I would first like to thank several volunteers who have represented our chapter so well over the years and have served our profession on a state, regional and national level. Jody Bishop, MAI, SRA, AI-GRS has served on the National Board of Directors and has been the Chair of Region IX for the Appraisal Institute. Further, I would like to thank Rob Elliott, MAI, SRA (2018 President) as well as all of the Past Presidents, Executive Directors and Board Members of the South Carolina Chapter who have worked so hard over the years to place our chapter on the sound financial footing that we currently enjoy.
 
Due to the volunteer efforts of these professionals, as well as the support of our educational offerings by our membership, I am excited to announce that we are able to offer a 2019 Educational Voucher of $50.00 to any chapter member who attended a SC Chapter Sponsored Educational Program in 2018. This is a one-time educational credit which may be redeemed upon registration for SC Chapter sponsored education. I would encourage all that received this credit to take advantage of this as there are several new and exciting educational offerings planned for 2019.
 
Over the past several years, your Board of Directors has been doing their best to listen to the membership in terms of the programs and educational opportunities which would serve the membership best.  
 
This past year, with the guidance of Suzanne Brockway and Sarah Guthrie, MAI, Education Chair, we hosted the first State of South Carolina Economic Summit in Columbia, SC. This was an incredibly informative and interactive event, with recognized leaders in all sectors of the South Carolina Real Estate market attending and presenting. We had regional and national sponsors attend and it was an exceptional event.
 
This year, we are very much looking forward to the 2nd annual event, which will be offered on Friday, January 18th in Columbia. If you weren't in attendance last year, I would encourage you to come to this seminar. It is full of relevant information that we use in our professionon a daily basis.  
 
Other exciting opportunities in front of us include the new offering, "The Valuation of Breweries", which is scheduled for Friday, April 26th in Charleston, SC. This will be an interactive educational offering which will incorporate a moderator and panelists discussing Market Analysis, Equipment/FF&E Valuation, Real Estate Valuation / Business Valuation, and will also incorporate a Brewery Tour, Tasting and Networking Event. I would suggest placing that date on your calendar early as it is sure to be a well-attended event.

Finally, we would like to encourage you to participate in these and all chapter sponsored events. Membership participation is the foundation of our ability to provide relevant education, chapter leadership programs and networking events for our professionals.
 
The South Carolina Chapter has historically been recognized on a regional and national level as a leader in terms of organization, financial stability and general strength of the chapter. This is due to the willingness of the membership to volunteer and the dedication of those that have stepped forward. I want you to know that there are several opportunities for service to our chapter for 2019. If you are interested in helping to continue this legacy and serving in any c
apacity, please feel free to contact me or any of your board members.
 
We are very much looking forward to hosting new educational offerings, networking events and hopefully adding several to our membership in the upcoming year. It is an honor for me to serve the chapter in this capacity for 2019 and I am very much looking forward to seeing you all in a few weeks in Columbia.

Ignorance Isn't Bliss: Understanding an Investigation by a 
State Appraiser Regulatory Board or Agency 

A regulatory complaint has been filed against you. Now what? Discover why state boards and agencies make the decisions they do, what federal oversight requirements guide them, and how a state regulator's investigation (including disciplinary action) proceeds by peeking behind the regulatory curtain. Developed by Craig Steinley, SRA, AI-RRS, current President of AARO (Association of Appraiser Regulatory Officials), with input from regulators and board members (who are appraisers) and attorneys who defend appraisers, this 4-hour seminar discusses who files complaints, due process for an appraiser, and the steps to take when you are named in a complaint. With this knowledge, you'll have an advantage in resolving a complaint and better yet, avoiding one in the first place!

The Appraisal Institute, SC Real Estate Appraisers Board, and the GA Appraisers Board have approved 4 hours of continuing education credit for the Ignorance Isn't Bliss seminar. AIRELIEF

The Appraisal Institute Education and Relief Foundation (AIERF) was born out of the 2018 union of the AI Education Trust  and AI Relief Foundation in order to most effectively and efficiently serve real estate appraisal professionals now and into the future.

For more than 50 years, the Appraisal Institute Education Trust (AIET) fostered the advancement of the real estate appraisal  profession and played a critical role in supporting valuation education. AIET supported a vast range of initiatives, from  world-renowned resources such as the Y.T. and Louise Lee Lum Library, to programs that will help secure the future of the valuation  industry, including research grants and scholarships. 

Since the formation of the Appraisal Institute Relief Foundation (AIRF) following the 2005 Gulf Coast hurricanes, more than $300,000  in emergency financial assistance has been provided to appraisers and other individuals in need. 

Looking to the future, the AI Education and Relief Foundation will continue to seek opportunities to support and promote the profession  of real estate valuation and the individuals who comprise the profession.

Luciana Areheart, AI-GRS is a South Carolina Certified General Appraiser, license #CG6857, and designated member of the Appraisal Institute with more than ten years of experience working with Risk Management in the banking industry. Her current position as an Appraisal Review Specialist with TD Bank involves performing valuation services and reviewing appraisal reports submitted for commercial loans.
 



Luciana is originally from Brazil therefore Portuguese is her native language. She moved to the U.S. thirteen years ago when she left a promising career in the Communications field to marry her South Carolinian fiancé and start a new life together. Living in Columbia, she quickly became interested in Real Estate and Banking, and had no difficulty transitioning to a new profession.
 
Her experience with Commercial Appraisal started with The South Financial Group, where she was encouraged by her manager to gain the knowledge and experience to become a Certified General Appraiser in 2014. The AI-GRS path was the perfect fit for an experienced reviewer and she managed to complete all the extra steps that are not required for already designated members of the Appraisal Institute.
 
Along this journey, Luciana and her husband have welcomed two beautiful children, who are still little and very attached to their mom. She is a proud supporter of the March of Dimes, the United Way, and an active volunteer at a local Child Development Center. Luciana is known as a kind and dependable professional, very dedicated to her job, and to helping people achieve their goals.

Lewis A. Brunson, MAI is a commercial real estate appraiser at Property Solutions, LLC (2010-present) where he prepares commercial appraisals of most property types including retail, office, industrial, health care, multi-family, special purpose, assembly/meeting place and a variety of rural property types. He is licensed in SC, NC and GA, and is proficient in Argus in addition to Microsoft Office applications and CoStar. Lewis thoroughly enjoys his career as a real estate appraiser because of the analytical nature of the work and the constant variety of work assignments. Some of his more challenging appraisals have been of proposed apartments, shopping centers, mobile home parks, land appraisals and equine facilities. He has particularly enjoyed becoming knowledgeable of the different counties and regions where he has worked and the how the nuances of local economic conditions can affect supply and demand for real estate.
 
Lewis holds a Bachelor of Science in Business Administration, Finance (USC '82) and an MBA (USC '89) and completed the requirements for the MAI designation in the fall of 2018. He began his career in real estate in 2002 at McGee Real Estate Co, Inc. after spending most of his prior professional life working in family businesses in Allendale, SC. Lewis lives in Lexington, SC with his wife, Benie, and has two adult children, Bushnell and Louisa. In his spare time he enjoys travelling with his family, cooking, and working in his yard where he pursues growing the perfect tomato. Lewis is a member of St. Alban's Episcopal Church where he he has served as Senior Warden and Junior Warden while serving two terms as a member of the Vestry.

John graduated Five Towns College in New York in 2015 with a Bachelor's degree in Business Management.  John was an internal sales representative for a large music merchandise company handling Midwest sales and marketing.   John started his career in Real estate in 2007 and worked for an independent appraisal and brokerage firm based out of Long Island, New York.  In 2013, he expanded the business and took on a senior appraiser and management role when he opened the firm's first Manhattan office.  John lived and worked in New York City until 2017 and moved to Charleston, SC and began with CBRE in January 2018.

McKenna Luke, MAI, a Director with HVS, recently moved to South Carolina. McKenna has extensive nationwide hotel consulting experience, having lived and worked in Colorado, Texas, Missouri, Oklahoma, and New Mexico previously. Her hotel appraisal expertise spans virtually every type of lodging property from mom and pop motels to extensive resorts. Growing up in Colorado, McKenna has a love of the outdoors; she runs, hikes, and skis as often as she can. Away from work, McKenna and her husband share quality time with their Blue Lacy dogs, Mozzie and Theo.

Michael McGahey, MAI grew up in the upstate of South Carolina. He attended Clemson University from 1998 - 2002, obtaining a Bachelor of Science in Business Management and minor in Marketing. Michael moved to Charleston, SC after graduating and still resides there today with his wife and two children. He entered the real estate appraisal profession in 2006, employed by Charleston Area Appraisals. Michael had an immediate interest in commercial appraisal and set a goal to become a designated member of the Appraisal Institute (MAI). He strives for growth in the real estate appraisal profession through further education and experience, and plans to mentor upcoming appraisers. Michael's primary interests outside of appraising include spending quality time with his family and friends, playing golf, and cheering on the ClemsonTigers.

Alix got her start in real estate while earning her bachelor's degree in financial management from Clemson University. After graduation, she began her real estate career in by earning her real estate broker's license and began working toward her certified general license. Alix joined the Appraisal Institute in 2011 and transitioned to work for Valbridge Property Advisors in 2017 where she enjoys appraising income-producing properties. She and her husband live in Greenwood where they welcomed their first baby girl in April.
