December 2020
Greetings!
This month, we bring you three important checklists that cover a wide range of topics.

First off, we have our annual Winter Home Maintenance tips to ensure everything is running smoothly in preparation for freezing weather.

Our second winter-themed checklist takes a closer look at electrical safety in your home and what measures you can take to protect yourself and your family against dangers associated with increased energy and electricity use in the colder months.

We also take a look at New Home Warranties, with yet another checklist that explains the basics on the subject - in case you know anyone who bought a new home in the past year or two. Last, but not least, we have the latest in our Ask the Expert series, where we focus in on a real-life example of how we helped a client that was facing a ticking clock with expiring warranties.

You can find all of these useful checklists and stories below, so be sure to click the links to get all the helpful and timely information you can!

Sincerely,
Glenn Duxbury
December is here, so that means it is time to start thinking about preparing your home for winter and the freezing weather that comes with the change of season. If you followed our Fall Maintenance Checklist, you may have already gotten a head start on some of these items, but today we present you with our comprehensive checklist to ensure you are doing all you can to prepare your home for what is coming.

Remember, following this list can help save you time and money in the long run, so don’t waste any time and get out and start on these maintenance tasks. Please think of others and share with them too!

  1. Get your roof inspected for any deficiencies. This doesn’t necessarily mean shelling out many thousands for an entire new roof, but perhaps there are weak spots where water can ingress and only a quick and affordable repair is needed...Read more.
Earlier, we brought you our Winter Maintenance Checklist, full of tips on how to prepare your home for the incoming winter weather.

Now, we thought we would build on that and provide you with a list of electrical safety tips to keep you and your family safe during the upcoming colder months.

We all know cold weather brings on more energy demands and electricity use to keep us warm. This can lead to some dangerous situations, but if you follow these simple rules, you should be able to prevent such a disaster from occurring in your home.

Electrical Safety Checklist

  1. Always call a licensed electrical contractor to do any wiring in your home. You may think you have the knowledge and expertise to get the job done, but bringing in a professional is the safest and most efficient way to go...Read more.
If you own a brand new home, purchased in the past 10 to 11 months, your New Home Warranty is one of the main things you need to be aware of. There are many important dates and details involved with it and it’s important that homeowners are as informed as possible on the subject to make sure nothing slips through the cracks.

With that being said, we have put together a checklist of important facts, terms and deadlines for homeowners to know.

New Home Warranty Checklist

  1. All new homes in B.C. fall under the 2-5-10 warranty. 2-5-10 refers to...Read more.
We were recently called to conduct a Warranty Check and review a large 16-building townhouse complex in South Surrey, almost at the U.S. border. The client, the Strata Council of Owners, was very concerned with their fading warranties on the common property of their nearly two-year-old complex, with the clock ticking down to the point of the warranty coverage evaporating completely.

They had been disappointed that their previous Property Manager had really ‘dropped the ball’, resulting in most of the warranty expiry dates already passing and gone forever. On top of this, the 15-month warranty coverage on most everything was now completely missed and wasted, leaving only select items still covered.

Once the new Property Manager was in place, this concern was now such a high priority that they naturally reached out to us for help, in order to save the day...Read more.
