PRESIDENT'S MESSAGE


As we begin a new year, I wanted to take a moment to extend my heartfelt gratitude for your continued trust and patronage. The journey we've shared has been rewarding, and I am eagerly looking forward to the opportunities that the new year brings.

In 2023, the Bay Area development scene faced numerous challenges, including increasing construction costs due to inflation, and rising interest rates making financing projects more difficult and expensive. We saw many planned developments placed on hold or resized to cut costs.


Cornerstone Earth Group’s value adding services, which include geotechnical and environmental engineering, are typically at the forefront of site development as it reduces the chances of encountering costly obstacles during construction. Currently, our contractual backlogs are growing as we are seeing more proposed developments being investigated through the entitlement process – a sign of an improving 2024.


Once again, thank you for being an integral part of the Cornerstone’s family. Here's to new beginnings and a year of success!

The Deadline to Implement the New Phase I ESA Standard, ASTM E1527-21 is Here!

Most commercial real estate transactions require the completion of a Phase I Environmental Site Assessment (ESA) to identify existing and potential environmental liabilities at a property; a Phase I ESA also will help the purchaser qualify for liability protections under the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA), commonly known as Superfund.

A Geotechnical Engineering Perspective–Undocumented Fill

Definition: Soils that have been imported to a site or generated from on-site cuts and have not been placed in a controlled, engineered methodology. Soils that may have been placed beneath older structures may not have been adequately compacted or may not have documentation to show that these soils or fills were compacted.

Mabel Mattos Elementary School

Cornerstone Earth Group, Inc. provided geotechnical engineering, geologic hazards evaluation, and geotechnical testing for the Milpitas Unified School District and the construction of the Mabel Mattos Elementary School. The new elementary school was developed in two phases.

Gateway Crossing

Cornerstone Earth Group, Inc. was retained by Holland Partners to provide geotechnical and construction services for the Gateway Crossing project in Santa Clara. The Gateway Crossing masterplan is expected to create over 1,500 homes just a five-minute walk away from the Santa Clara Caltrain station via an underground tunnel.

Marriott TownePlace Suites

Cornerstone Earth Group, Inc. provided environmental support services to Urban Catalyst at this downtown San Jose property that is being redeveloped as a Marriott TownePlace Suites. The eight-story building will be 185,000 square feet and offer 175 suites. Amenities will include a kitchen in each suite, on-site parking and a rooftop lounge and bar.

Cornerstone Earth Group Inc. is providing geotechnical and environmental services in support of DivcoWest for Peninsula Crossing, a multi-structure development in Burlingame, CA. The bayfront development is designed to feature three 11-story office buildings, two 10-level parking structures and a pedestrian bridge.
