REITs in 2026: Market Performance, Sector Trends, & Investment Opportunities


Michael Bull, CCIM talks with Xander Snyder, Principal Commercial Real Estate Economist at First American, about what the second half of 2026 holds. Snyder argues the biggest uncertainty is no longer capital markets but demand. Real wages are falling for the first time in several years, credit card debt and delinquency rates are elevated, and business investment is heavily concentrated in data center expansion and AI capital expenditures. On rates, Snyder explains why he is not expecting a cut this year and why borrowing costs could stay higher than most forecasts assume. Core CPI came in near 2.5%, but construction costs measured within the Producer Price Index are accelerating, which pressures NOI margins because the same basket of goods drives both new construction and repairs and maintenance.
