HOA Budget Season

Eva Rey, President

Central Viera Community Association

It’s budget season! I am sure you have all noticed more meetings and more mail coming your way from your HOA. At the end of each year, your HOA needs to conduct its annual members’ meeting and adopt its upcoming fiscal year budget. Currently, HOAs are adopting their 2024 fiscal year (FY2024) budgets.

While budget season is a very busy time for Community Association Managers (CAMs) and board members, it is also a good time for residents to attend their HOA meetings, learn more about their neighborhood, and meet their neighbors. Maybe even figure out where you can volunteer to assist your HOA and contribute to the neighborhood activities.

This year, maybe more so than in the past, has been complicated for budgets. Some associations have seen expenses in some areas skyrocket and force increased dues for the upcoming year. We have seen increases in insurance almost across the board universally.

Holiday Movie

Brought to you by CVCA

Sponsored by Florida City Gas

December 9th

North Solerno Park

5225 Tavistock Dr

What's an "interactive" movie? During the movie, you will be prompted to do or say certain actions - such as recite the code of the elves, eat an item from the elves four favorite food groups, sing loud for all to hear, and of course have a snowball fight!

The first 50 guests will be given a complete interactive bag filled with props and instructions. If you don't make it in time to get a bag, we will have instructions allowing you to follow along with the verbal interactive parts.

Bring your sleighs, hot chocolate, candy corn, and spaghetti with syrup and enjoy this fun evening out with your community!

5 Most Common Questions Received

1. When is the Spyglass Flyover being built?

A. This is a phone call that we receive often. Yes, the sign notifying existing and future residents of the project has been posted at the site for many years with the purpose of alerting residents and prospective buyers that the Spyglass Flyover will be constructed in the future. The Spyglass Flyover will not have ingress/egress for I-95, but will go over I-95 for an additional east-west roadway and will merge with Napolo Drive on the west side of I-95. The start of the Spyglass Flyover project is still several years away with the timing of construction closely tied to the pace of development and the use of entitlements. Which means, there is no set date for the project to begin, but it will definitely happen.

2. Where is the new Fire Station going?

A. Fire Station #49 is the third fire station in Viera and is currently under construction. Located just south of Pineda Blvd and west of Stadium Parkway, the new fire station will serve the south and west areas of Viera. Each of the three fire stations in Viera have been (or will be) built and equipped by The Viera Company and conveyed to the County at completion.

3. How do I reserve a park pavilion?

A. For all CVCA parks, you will need to contact Fairway Management to reserve a pavilion for a specific event. Call Fairway Management at (321)-777-7575 to check availability and reserve a park pavilion.

4.  Are we getting a ________?

A. Fill in the blank and we have been asked about it. If you really want to see one of your favorite stores or restaurants come to Viera, we recommend you contact the business yourself. While we cannot force any business to come to Viera, grassroots efforts from the community, including emailing or calling a potential business, carries a lot of weight and can make a significant impression and impact.

5. When is Viera’s buildout?

A. While it is pretty much impossible to say with any certainty, we expect the development of Viera will continue for another 20-25 years if the pace of development continues as it is today. Since we are not quite halfway there yet, we still have a long road ahead of us with many new and exciting additions to Viera.
