Presidents Corner

Florida's New HOA Laws

Eva Rey,

President of Central Viera Community Association

Living in a neighborhood with a Homeowners’ Association (HOA) is a responsibility that homeowners in Viera should be aware of since everyone belongs to at least two HOAs, but some neighborhoods have even more. Almost every year during Florida’s legislative session, we see some minor tweaks to existing HOA laws. However, this year, we saw sweeping legislation that will have an impact on ALL HOAs. The good news, here in Viera, many of these new requirements were already in our governing documents. But, there are some rules that have changed and some procedures that are being updated.

These legislative changes were introduced through House Bill 1203, which took effect on July 1st and were adopted to emphasize transparency, accountability, and fairness in managing HOAs, and ensuring members have clear access to information and fair treatment.

Here are some key updates that might impact you:

Document Accessibility

  • By January 1, 2025, HOAs with 100 or more parcels must make their governing documents, meeting minutes, and other essential information accessible online through a website or mobile app. This platform must include a password-protected section for owners and association employees.
  • Requires maintenance of specified official records for seven (7) years unless the association’s governing documents require a longer period of time.

Green Halloween &

Where to Wear your Costume in Viera!

Chelsea Payne,

Community Management Coordinator

The Viera Company

All Things Halloween Costumes: Green Halloween

As Halloween approaches many of us are hunting for the perfect costume. While stores like Walmart, Target, Spirit Halloween, and even Amazon, are the usual go-to spots, don’t overlook the unique finds that thrifting can offer to complete your look. Local thrift stores have a plethora of fun vintage pieces that can be repurposed into one-of-a-kind costumes. Planning a “thrift hunt” with friends can be a great way to collectively create the perfect costume and make lasting memories.

Another cost-efficient and recyclable-friendly idea is to host a costume swap party with neighbors, friends, and family. As the years pass, we tend to grow our collection of previously worn costumes. Often they are never worn by us again. However, hosting a costume swap event is a brilliant idea to get a new gently used costume, reduce waste, and connect with others in your local area. A couple of key things to keep in mind would be to set a date and time at a secure location (local park, community clubhouse, or for smaller gatherings, a home or backyard). Spread the word to neighbors and friends through Facebook pages, texts, or emails. Collect and organize the costumes so people can easily find similar sizes and items together. Lastly, make the rules clear, for example: If you bring one costume, you may leave with one costume, if you bring one accessory, you may leave with one accessory, etc.
