Saludos from beautiful Coachella Valley!

It is amazing how time flies when you’re doing what you love to do! We are pleased to report that our single family production is going very well with 111 houses in construction in the city of Imperial and Brawley, CA. We closed twelve USDA-RD family loans for a Mutual Self Help group in Brawley, CA. We purchased thirty-three finished lots in the Latigo Ranch Subdivision in city of Brawley. We thank NeighborWorks Capital for providing partial financing for this acquisition ($2,244,000). Our Urban Mutual Self Help program in the city of Palm Desert started construction with twelve families and with the recruitment of two additional deserving families this group of fourteen is now complete.

Our Multifamily Development team completed a major milestone with the completion of Villa Hermosa III Apartments, 100 units of housing for farmworkers. This was the final phase of the Fred Young Labor Center 253 units of replacement housing. We had a well-attended grand opening celebration on 4/26/23 (see pictures) with the city of Indio Mayor Oscar Ortiz, and long-term supporter of CVHC councilmember Elaine Holmes in attendance. We had speeches from our mayor, Ben Guitron, staunch supporter of CVHC, our founding board member Sylvia Montenegro, Tim McCann, Wells Fargo Bank Equity Investor, and Mike Walsh, county of Riverside. CVHC is incredibly proud of transforming the Fred Young Labor Center known as “El Campo” 253 units of cinder block housing into three phases of high quality, safe, decent, and affordable housing named Villa Hermosa I, II, III (Beautiful Village).

CVHC had an opportunity to host Joaquin Altoro, USDA-RD’s Rural Housing Services Administrator and Maria Gallegos-Herrera, California State Director USDA-RD as well as other members of USDA-RD. We are grateful for their visit and the financial support provided by USDA-RD over the years.

Our Resident Services programs continue to collaborate with our partners to provide health related classes such as diabetes prevention, hypertension, and mental health classes. We had an opportunity to attend the FIELD’s (Farmworkers Institute of Education & Leadership Development) EPIC de Cesar Chavez High School Graduation, and witness thirteen students receive their High School Diploma. These GED courses are offered at our multifamily apartments free of charge to the participants. We also awarded $15,000 in JFM Scholarships to sixteen deserving college students.

 Villa Hermosa III Apartments
Grand Opening
On April 26, 2023, the Coachella Valley Housing Coalition celebrated the Grand Opening of Villa Hermosa Phase III Apartments. Villa Hermosa Phase III is a 100-unit Large Family Farmworker development that consists of 9 buildings and includes 36 one-bedrooms units, 32 two-bedroom units, 23 three-bedroom, 8 four-bedroom units and 1 managers unit. Units range from 628 sq. ft to 1,240 sq. ft. The development is located at 83-801 Dr. Carreon Blvd., in the City of Indio, Riverside County, California. 

Villa Hermosa Phase III exceeds Title 24 energy standards, and each unit is equipped with energy star rated refrigerators, garbage disposals, washers/dryers, dishwashers, and stoves/ovens. The development also features a greywater system that will collect domestic wastewater from the laundry appliances within the apartments. The collected wastewater will be housed in a treatment filtration system on site and once the water goes through the filtration process it will be reused for underground irrigation of the site’s trees and shrubs.  
 
Residents will have access to the existing community center and swimming pool at Villa Hermosa I & II which includes a computer learning center complete with computers, educational software, and Internet access. The community center also provides residents with free of charge programs including after school Kid’s Club, tutoring services, and nutrition programs.

On May 18th CVHC hosted a meeting with Joaquin Altoro, USDA-RD’s Rural Housing Services Administrator, he was accompanied by Maria Gallegos-Herrera, California State Director USDA-RD, Steve Nnodim, Single Family Director, and other members of USDA-RD’s staff. 

We had the opportunity to discuss the Fred Young Labor Center transformation into the Villa Hermosa Apartments, and CVHC’s accomplishment in the last 40 years. We thanked Mr. Altoro for the very successful long term partnership between USDA-RD and CVHC. Mr. Altoro and the USDA-RD team toured some of our single family developments and our Nuestro Orgullo subdivision.

"Coachella Valley Housing Coalition was a God sent dream for my family. It sure was a challenge, but we loved every moment and wouldn’t change it for another program". From first seeing the foundation, throughout every step it took our excitement and gratefulness grew. We were blessed to have met wonderful people including our supervisor “Don Chuy".

My family had lived in small spaces with other families or in apartments our whole lives. Owning and now living in our new home that we have built is beyond our dreams. A true blessing that could only come from God. We are so thankful and appreciate every moment in our new home. Being able to have a parking space, going outside and sitting in our backyard and watching our granddaughter play with her new puppy is priceless.

EPIC Cesar Chavez High School Graduation
CVHC would like to congratulate the thirteen students who graduated from EPIC de Cesar Chavez High School and received their High School Diplomas and in addition, two more students completed certificates in Business & Child care. CVHC received an award for recognition in partnership and support during 2023 from Farmworkers Institute of Education & Leadership Development (FIELD). 

The Farmworkers Institute of Education & Leadership Development (FIELD) is committed to uplifting the economic prospects of our underserved populations in poor, minority communities. EPIC is the WASC accredited charter high school program of FIELD and is FREE to adults looking to earn their high school diploma. Students are taught in a traditional school setting with instructors who understand both their cultural background and academic struggles. Curriculum delivery is intensive and aligned with California State Standards.
CPR Training
"With a half-million cardiac arrests each year, CPR (cardiopulmonary resuscitation) can help save a life if a person's breathing or heart stops".
It's not just for healthcare workers and emergency responders. In fact, CPR can double or triple the chance of survival when bystanders take action. 

In May, twelve CVHC staff members successfully completed the American Red Cross course: Adult First Aid/CPR/AED. The course was provided by an instructor-led skill. CVHC staff received a certificate that is OSHA compliant and meets workplace and regulatory requirements.

Meet Juan Guerra
Housing Counselor
Juan grew up in the Coachella Valley and pursued a bachelor’s degree in criminology at California State University San Marcos. After college, Juan worked as a Case Manager at a homeless shelter and assisted in operating a COVID-19 rental assistance program at a local non-profit. Outside of his professional work, Juan enjoys traveling, attending music festivals and the Seattle Seahawks. Juan is enthusiastic to join the CVHC team and continue his passion to help others.

Meet Ramon Aguiar
Development Staff Accountant
Ramon was born and raised in the Coachella Valley, up until he joined the Marines - which he served 3 years until he was injured and honorably/medically discharged. He has 10 years’ of experience in Accounting/Finance, Graduated from COD and attended California State San Bernardino in Palm Desert, where he studied Accounting and Finance. Ramon is happily married and has five awesome children. Outside of work he loves being with his wife & kids; at the park, swimming, playing baseball, rollerblading and of course grilling some delicious steaks! Ramon loves helping people and he is very excited to be a part of the CVHC team!
Meet Elizabeth Lemus
Resident Services Coordinator
Elizabeth was born and raised in the Coachella Valley. Elizabeth brings with her an extensive background in customer service and Community Health. Outside of work, she loves reading a book or hiking with her family. She is excited to join the CVHC team and to expand her knowledge and to be part of an amazing team.
Meet Daniel Soria
Construction Supervisor
Ricardo Daniel Soria Altamirano, likes to be called “Daniel”. He has four years of experience in different areas of construction, he likes learning new things, sharing time with his family and watching baseball. He is excited to bring his knowledge and energy to the CVHC families.

PROJECT MANAGER I

The Project Manager I is responsible for a full range of development activities for production of multi-family affordable housing projects, from site selection/acquisition to funding procurement, through construction and into final leasing and loan closing. The Project Manager I must be able to work independently and successfully manage multiple priorities and projects simultaneously. This position requires a high degree of initiative, substantial experience in structuring multi-layered financing, including tax credit equity, as well as an understanding of planning and physical design, and the construction process. 

PROJECT COORDINATOR

The Project Coordinator position is responsible for assisting the Project Managers in the coordination of the acquisition, the financing, the pre-development, the construction, and the rent up and marketing of affordable housing projects for new construction and acquisition and rehabilitation.
