While we await more clarification on NAR’s new Multiple Listing Options for Sellers Policy, here are a few reminders.
Clear Cooperation Policy (CCP):
NAR did not change the Clear Cooperation Policy. CCP requires publicly marketed listings to be inputted into the MLS within one (1) business day of that marketing. Public marketing encompasses any advertising outside of your firm.
Office Exclusive Policy:
CVR MLS’ Office Exclusive policy will not change under new NAR mandates. Agents may continue to take an office-exclusive listing as directed by their client. Listing Agents must submit the Opt-Out Authorization (CVR 145) to CVR staff within three (3) days of the seller’s ratification of the listing agreement. The listing firm may market the property within the firm only. If public marketing occurs (this includes showings), CCP takes effect, and the listing must be entered into the MLS.
Coming Soon Status:
The CVR MLS Coming Soon status provides a 21-day window for a property to be pre-marketed. The property must be entered into the MLS within three (3) days of the Listing Agreement ratification by the Seller or one (1) day of public marketing, whichever comes first. The listing agent may advertise the property, but it will not be included in external data feeds. Days On Market (DOM) do not accrue. The property may NOT be shown under a Coming Soon status, including any open houses and broker previews. Listing Agents should complete the Coming Soon Listing Addendum (CVR 150) with their listing paperwork.
