In accordance with CVR Rule 5.14 and Article 12 of the REALTOR Code of Ethics, you may not enter a list price into the MLS that the Seller is not willing to accept if all other terms and conditions meet the Seller’s specifications set forth in the listing agreement. All listing information must be accurate and reflect the terms and conditions set forth in the Listing Agreement. While CVR MLS can not require Sellers to accept offers, Listing Agents may not misrepresent listing information by entering a list price into the MLS that is outside of a price their Seller would accept.
Auction properties are handled differently, and you should consult the rules if entering an auction property.

Mandatory Listings in CVR MLS

The CVR compliance team has received a lot of questions asking whether CVR MLS agents must enter non-CVR MLS area listings into the MLS. Here are a few reminders:
What areas does CVR MLS cover?
- The Service Area of CVR MLS is comprised of the cities of Richmond, Hopewell. Petersburg, and Colonial Heights, and the counties of Chesterfield, Dinwiddie, Goochland, Hanover, Henrico. Powhatan, Prince George, Charles City, New Kent, and King William, Greensville, Surry and Sussex.
What listings must I enter?
- All Single Family, Condo/Townhouse, Residential Multi-Family (2,3, or 4 unit), and Residential Lots/Land property types within the CVR MLS Service Area are required to be entered into the MLS. This pertains to both new and resale. If the Seller does not want the listing entered into the MLS, or it is going to be entered outside of the listing input window, see our Office Exclusive Rule.
What listings are voluntary?
- Residential Rentals and Commercial listings may be entered on a voluntary basis. Also, listings outside of the CVR MLS Service Area may be entered on a voluntary basis. Remember that once a listing is entered into the MLS, it is subject to all MLS rules and regulations including the status change timeframes.

Even in today’s frantic market, quality listing photos are an important, valuable benefit to your listings and our MLS. Here are some compliance tips and tricks for listing photos:
- No branding – Most agents know that the MLS rules prohibit branding of any kind in MLS photos and virtual tours. One overlooked area is the landing page of your virtual tours. The landing page linked to your MLS virtual tour is also subject to the MLS rules and should not contain any firm or agent branding.

Familiarize yourself with relevant copyright laws, and don’t enter photos into the MLS that you have downloaded from the internet unless you have the proper license use to do so. Use a “Work for Hire” agreement with your photographer, like CVR 155.

Don’t forget to make any necessary disclose about virtual staging in the Remarks field.
- For maximum quality, use at least 1024 x 768 pixels, and be sure that the DPI of the images is less than 90.
- Using the Caption and Description fields will help contextualize your photos in Matrix and on consumer websites when uploading photos.
