As stand‑alone condominium properties become more common, keep these key points in mind:
Many new developments are including condominiums that appear to be stand‑alone, single‑family detached units.
Always review tax records before entering a listing; the legal description, land use type, subdivision name, or dwelling assessment may indicate a condo status (this varies from jurisdiction to jurisdiction.)
Include detached condos in your search criteria to capture the growing number of single‑family‑style condominium properties.
Regardless of past listings or preference, a stand‑alone single‑family‑type condo must be entered as a condominium in the MLS.
