To help avoid confusion, we’d like to briefly clarify how Delayed Entry listings should be used. A Delayed Entry listing occurs when a seller directs the listing agent to submit the property to the MLS outside of the standard submission timeframe. Until the listing is entered into the MLS, it is treated as an Office Exclusive. For this reason, both scenarios are addressed in the Owner Listing Opt-Out Authorization form (CVR 145).
In many cases, the Coming Soon status may be a better option. The Coming Soon period was extended to 45 days last year and offers an important benefit: Days on Market (DOM) do not begin accruing until the listing moves to Active status. By contrast, Delayed Entry listings begin accruing DOM from the seller’s ratification date, regardless of when the listing is entered into the MLS.
