How can buyers sweeten their offers
in lieu of a higher price?

It is NOT always dollars and cents that prompts
a seller to sign an agreement of sale...

*Shorten your settlement date-especially if the home is vacant.
*Shorten your home inspection period to 7 days instead of 15 days.
*Put more money down (to be held in escrow) to a full 10%.
*Add an "AS-IS" clause which will still allow you to inspect and cancel the deal within the time frame permitted.
*Write a really nice note about how much you love the seller's home and why you are buying their home.
*If a property is vacant but still has unwanted clutter and dirt-tell the seller you will buy the home as it sits today.

Many things in a real estate transaction are not logical, they're emotional. Sweeten that emotional pot and you might find you'll save a few dollars.

Spotlight- Independence Place Condominiums at 233-241 S. 6th St.

The condos located at 233 and 241 S. 6th consist of two different buildings (Tower I and Tower II) and are two different condo associations that share a common entrance, driveway, rental parking garage, and front door staff.  The buildings are two peas in the same pod in my opinion. Located right on Washington Square Park, Independence Place offers a variety of sized units and are deemed to have an edge, in terms of location, to many newer buildings in town. Most of the condos have balconies and in-unit washers & dryers. Closet space is viewed as being superior within the buildings and the exterior look/curb appeal is fantastic. Tower I residents have assigned storage lockers and Tower II residents have deeded storage lockers. A
 bicycle room is located in Tower II. The buildings house condos from one bedroom units to huge bi-level penthouses. There are a few one bedroom plus "niche" units (which many owners have converted into an office or den). The hallways in the two building have recently been upgraded and are visually attractive as well as very clean. There are a number of Realtors who live in the building- which I think speaks volumes as to the appeal of the condos. Value retention, demand, and management seem to be above average when compared to many other similar buildings in town. The buildings were built in the early 1980's and are appreciated for their floor to ceiling windows and great views, among other things. I have sold probably a dozen units in the building over the years and my buyers have seemed to be happy with the decision to live at Independence Place. Bonus tip - Alison from the management office is very helpful :-)
