In Monmouth County, the median home price has climbed to $710,000, up 3% from $688,500 at this time last year. Homes are selling faster, averaging 21 days on market compared to 24 days in February 2025, which tells us serious buyers are still moving decisively. While year-to-date sales are lower (431 vs. 540 last year), inventory has also been tighter, keeping pricing firm.
In Ocean County, the market remains steady. The median home price is now $455,000, up from $449,000 year over year. Homes are averaging 33 days on market, slightly longer than last year’s 28 days, suggesting buyers are taking a bit more time. However, total sales are actually up slightly (578 vs. 563), showing consistent demand.
One factor to watch is the recent news at the Federal Reserve. Trump announced a new Federal Reserve Chair stepping in when Jerome Powell's term ends in May, and markets are closely monitoring interest rate policy for signals on inflation and potential rate adjustments. While mortgage rates have fluctuated, buyers and sellers are adjusting rather than retreating, and well-priced homes continue to move.
As we approach the spring market, demand remains present, but strategy matters more than ever. Pricing correctly, preparing properly, and understanding local trends are what separate successful sales from stale listings. When buying, competition is starting earlier than in years past, likely due to the recent drop in mortgage rates. Expect multiple bids on the most desirable homes.
