And for homeowners in Central Oklahoma, our specific housing market data shows a similar story. While the Median Sales Price in Central Oklahoma for a single family residence was $180,000 back in January of 2020, as of the end of 2024, that price has increased to $268,000. That’s an appreciation in home value of approximately 10% annually, each year for the last 5 years!

Though some homebuyers are not able to participate in our current housing market due to interest rates increasing to a national average of approximately 7.0% for a conventional loan, Central Oklahoma homeowners are not experiencing significant price drops, compared to what homes are being originally listed for. 

For instance, as of Dec of 2024, the average final sales price of single family homes listed for sale within Central Oklahoma was 98% of what the home was originally listed for. This means that the average house that is listed for sale for $300,000 is being sold for $294,000.
