Median Sales Price: $272,500

The median sales price for Central Oklahoma single family homes has increased by nearly 6% since Nov, of 2023. At this time last year we began to experience the highest interest rates we've seen in decades, with some purchasing homes at an interest rate over 8%.

What that tells me is that for those who are waiting for housing prices to drop, we just went through the time period where that was most likely to occur, and we still experienced prices increasing year-over-year. These home prices look like they're still going up!

Number of Transactions: 1,522 Houses Sold in Nov.

While this number isn't out of the ordinary compared to the previous 5-10 years, what is unique is the total number of active listings. There are currently 7,270 homes for sale in Central Oklahoma, a number we haven't reached since Nov. of 2018.

If the numbers make since for your personal budget & expenses, now is a terrific time to view all different types of homes within your price point.

Our market has stabilized from the days of frantic multiple offers situations, where buyers had to pay all of their own closing costs, offer appraisal gap coverage amounts, a purchase price well over list, offer to walk the seller's pets, detail the seller's car, and give them free haircuts for life, or whatever else type of crazy arrangement had to be proposed in order to just be competitive 🤣

Still, just last week I experienced a multiple offer situation where a home was listed for sale, and within 48 hours 11 offers were submitted. These situations are few and far between, but they still arise every once in a while.
