Economist Review: Will the Texas Market in 2021 be
Better? Same? Worse?
On Dec 2nd the well known Economist and State Director of Information Capitol for Independence title - Mark Sprauge, presented his review of the state of the economy pertaining to Central Texas. It was fantastic with loads of information, not just on all of the real estate sectors, but on the affects of the election, the pandemic, hospitality, the service industry, oil and gas, unemployment, and much more.

The key take-away for me was...The economic outlook for residential real estate in Central Texas is very good, with a strong foundation and room to grow. We are in one of the healthiest environments in the country. No Bubble here, just lots of opportunities making it hard for people, and major companies to resist relocating to the center of our beloved State.

An outlook of strong appreciation, resurgence in hospitality, more jobs, and plenty of growth is projected moving forward. That's something we can all look forward too after the tremulous year of 2020.

  • Current Mo/ Inventory: Down to 1.69 months (Last year it was 2.46)
  • Median Sales Price: Up to $360,000 (8/1/2019 - 7/31/2020) 
Changes in Price Ranges:
Sold average sales prices increased 33.58% to $479,308 this past week compared to the same week in 2019 when we had an average of $358,812.

There are 5,855 active listings on the market. Last year there were 7,677 active listings during the same week. That is a 23.73% decrease in total active listings from 2019.
