We are excited to share Centurion's second quarter newsletter for 2018.

In this issue, Centurion President and CEO Greg Romundt provides an update about Centurion Financial Trust since it was launched in January 2017. Aside from the quarterly fund updates, we also share news articles about some of Aptcon 2018's exciting events, where Greg was the chairman. We are equally excited to share that Greg was recently named one of the top 20 influencers in Canadian real estate. The full article is available below.

Annual General Meetings
The Annual General Meetings (AGMs) of Centurion Apartment Real Estate Investment Trust, Centurion Real Estate Opportunities Trust, and Centurion Financial Trust will be held at the Delta Toronto East (2035 Kennedy Road, Scarborough, Ontario) on Thursday, September 13, 2018 at 10:00 a.m.

An Update on  Centurion Financial Trust

Centurion Financial Trust ("CFIT") opened for business in January 2017. It is the third mutual fund trust in the Centurion family. The first 18 months of operations was very successful. CFIT targeted a 9-12% annual return. We managed a 2017 return of 10.91% on Class A units, with a YTD return of 5.92%. In March, a Bonus Distribution of $0.1085 was paid to all unitholders of record as at December 31, 2017.

Centurion Apartment Real Estate Investment Trust ("REIT"), Centurion Real Estate Opportunities Trust ("REOT"), and Centurion Financial Trust ("CFIT") are open for investment. We were presented with investment opportunities requiring new capital. As such, all three trusts will be open until further notice.
  • The REIT NAV as at August 1, 2018 is $14.82, which represents a YTD unit price appreciation of 7.0%.
  • The REIT's YTD return is 5.49% and the trailing 12-month return is 18.76% on its Class A Units as at June 30, 2018. 
    The current annualized yield for A Class Unit cash distributions is 5.78% and 6.56% for F Class cash distributions.
  • The construction of a new building in Kitchener will add 84 new suites to an existing 13-acre, 360-suite community.
  • Three apartment buildings for which the REIT has a first right of purchase offer are nearing completion for Fall 2018.
  • Portfolio property vacancy rates continue to remain at record lows at less than 1%.  
  • Rent-to-market-rent gap is at 14%, the highest in the firm's history, portending to strong future rent pricing power.
  • The REOT NAV as at August 1, 2018 is $ 11.640, which represents a YTD unit price appreciation of 3.2%.
  • The REOT's YTD return is 6.62% and the trailing 12-month return is 15.65% on its Class A Units as at June 30, 2018.
    The current annualized yield for A Class Unit cash distributions is 6.00% and 6.86% for F Class cash distributions.
  • The Trust will soon be closing its 3rd U.S. construction financing, this time in the Midwest U.S. with more in the pipeline.
  • REOT is enjoying exceptional deal flow and has several hundred million in loan term sheets out for consideration.
  • The CFIT NAV as at August 1, 2018 is $10.481, which represents a YTD unit price appreciation of 1.9%.
  • CFIT's YTD return is 5.92% and the trailing 12-month return is 14.04% on its Class A Units as at June 30, 2018.
  • The current annualized yield for Class A Unit cash distributions is 6.65% and 7.60% for Class F cash distributions.
  • The portfolio is split between its investment in REOT (54%) and investments into non-real estate, corporate private debt (46%).
  • CFIT completed a second successful financing of a consumer receivables company.

Canadian Apartment Market State of the Union with Derek Lobo

Centurion Asset Management Inc. President and CEO Greg Romundt discussed key topics about the apartment market with Derek Lobo, CEO of SVN Rock Advisors Inc. at the North American New Apartment Construction & Mixed-Use Symposium + Expo. Greg was the chairman of this year's event held on June 6 and 7 at the Metro Toronto Convention Centre.

Apartment Financiers to Developers: Do Your Homework

Centurion Vice President of Mortgage Investments and Joint Ventures Stephen Stewart encourages developers to focus on coming to lenders only after doing research, conducting feasibility studies, and coming up with a strong idea of pro forma rents and a deep pool of comparables when looking for money. This was discussed during Aptcon 2018's panel discussion that brought together real estate lenders to discuss financing.

Alexander Steele
Sales Director

Alexander Steele is a Director of Sales at Centurion Asset Management Inc.  He has over 18 years' experience in business development and sales, having worked in multiple areas of the industry as a wholesaler and vice president.  Alexander has over a decade of experience servicing MFDA and IIROC Investment Advisors, and is able to easily connect with clients.  

Before joining Centurion, Alexander worked at Qtrade Financial Group as a Vice President of Sales, where he covered a large territory and created new beneficial relationships with Advisors. Alexander also worked at IA Clarington Investments Inc. at an executive level where he helped increase territory sales by 50% over a period of three years.
Brian Fraser
Sales Director

Brian Fraser is also a Director of Sales at Centurion Asset Management Inc. Brian's strong entrepreneurial skills and sales aptitude has resulted in a successful track record in the investment management industry. 
Before joining Centurion, he served in several senior roles within the investment management industry, including District Sales Manager, Institutional Sales at Fidelity Investments Canada Ltd. Brian later became a Regional Director at National Bank Investments and most recently, he was a VP National Sales at a Toronto-based private equity firm where he was instrumental in raising capital and managing a sales team across the country.
Brian is a graduate of University of Toronto with a B.A. degree in Political Science. He has also successfully completed the Professional Financial Planning diploma.
