The Chamber and Linda L. Lester of Lester Square Los Gatos are so excited to host an End of Summer Celebration on Labor Day weekend, Saturday, September 4 from 1-8pm.  The event will be at Town Plaza and Montebello Way (the street will be closed). Three bands will perform:

A Few Words About Our Real Estate Market
There has been a ton of speculation about where our mixed-up, crazy real estate market is headed. The following is a snapshot of where we are as of August 1 for our area (Santa Clara County), compared to August 1, 2020. 
Leading the charge is Single Family sales with a median price of $1,655,000, a 20% increase over August 1, 2020. The average selling time is 8 days (Days on Market) compared to 10 days last year. The inventory of active available homes is down slightly (-8%) from 2020, giving us 1,143 homes for sale. 
Condominiums and Townhouses did not see any major changes, however, the inventory was up slightly (7% over last year) giving us 677 units for sale in August, with an average Days on Market of 9 days. The median price stayed at around $900,000.
A little update on the financing end. The main thing is interest rates remain low. Conforming and High-balance Conforming rates idle around 2.875 to 3.25%, with Jumbo money being found in the same range, depending on the property and the qualifications. Technically, with inflationary news, rates should be on the way up but due to low employment numbers, we are staying in the lower regions. It’s a great time to buy from a financing point of view…rates have never been better.
Experts expect 2021 to post the best sales year since 2006 with more listings, slower price growth, and people seeking more work-from-home space. Projections show the key 30 to 49 year home buyer population growing through 2039. We’ll be getting more new home starts too, as housing starts surged in July to a 1.6 million annual rate.

Vine to Wine

The Vine to Wine event is an afternoon of tasting great local wines from 21 of our Santa Clara Valley wineries, in downtown Morgan Hill, enjoying small bite tastings from local artisanal restaurants and caterers + you’ll enjoy the sounds of the Lavender Fields Band.
In order to make this event a success, The Wineries of Santa Clara Valley association is seeking volunteers (21+ and over) that love local wine and restaurants. All volunteers will be given an event shirt to wear the day of the event. At the end of the event a Wine Trail Pass will be given to each volunteer, good for one year of wine tasting at the 30 local wineries (1 visit only).
