Chandler retail vacancy at lowest level in more than 10 years
Chandler's retail market continues to perform well according to the latest data from CoStar, a leading provider of commercial real estate information. Retail vacancy in Chandler has fallen to only 5.8%, the lowest recorded rate in more than 10 years. Retail availability is even lower at only 5.0%, which accounts for spaces that are currently vacant but have been leased to a future tenant.

Chandler Pavilions is one shopping center that exemplifies how hot the retail market has been. Located in West Chandler along I-10, the 163,594-square-foot shopping center is now 100% leased. REI recently announced that it will be expanding its store and new tenants include Sportsman's Warehouse, Lean Feast and Mountain Mike's Pizza.
ICYMI: Edwards invests in new Arizona facility to support North America semiconductor growth
Edwards, the leading supplier of vacuum and abatement services and solutions to the global semiconductor industry, has announced its investment in a new state-of-the-art manufacturing facility in Chandler. The facility is located at 2411 E. Germann Road, Chandler, Ariz.

The new 200,000-square-foot facility will leverage the latest manufacturing and digital technologies to support the fast-growing North American semiconductor market with services and solutions for the efficient and environmentally sustainable production of chips.

West Chandler place branding project completed
This month saw the completion of a project aimed at strengthening West Chandler's image and sense of place. West Chandler branded signs have been installed near nine major intersections throughout the employment corridor. The final two signs were recently installed at the southeast corner of Ray Road and Kyrene Road, and the northwest corner of Ray Road and McClintock Drive.

The City worked with custom sign builder YESCO's West Chandler shop to design, manufacture and install the signs. The project has already received positive recognition with the signs winning the Arizona Sign Association's 2021 Monument Sign Design award.

Maricopa County leads the nation in population growth
Maricopa County leads the nation in population growth, according to new statistics released by the U.S. Census Bureau. Between July 2020 and July 2021, Maricopa County added 58,246 residents with the majority of growth coming from domestic migration. Similarly, Phoenix-Mesa-Chandler ranked first among metro areas in positive net domestic migration (66,850) and second in overall population growth (78,220).

A national movers study found that job transfers and new jobs outweighed all other reasons for relocating among the youngest age cohorts, contributing to 77.9% of state-to-state moves in the 18-34 age group. Given our region's strong job growth and low unemployment, it is no surprise that people continue to be drawn to Chandler and the broader Phoenix-Mesa-Chandler area.
