Since 1991, SouthFair’s mission has been to provide sustainable housing for low and moderate income families through multifamily, single family, economic development and connectivity of social services. Going Into Fall Under Construction
|

SouthFair has not allowed the pandemic to stop our new home construction in Fair Park Estates.
|
We are at the foundation phase of building three additional houses in our well established Fair Park Estates neighborhood. We anticipate the completion of the project by year end. In order to balance the neighborhood with already affordable housing we are building these market rate houses with sales prices from $245,000 to $265,000. This brings increased revenue for SouthFair in order to prepare for its next affordable housing project.
These houses are near the “Heart of Downtown” in the South Dallas/Fair Park area, these homes come equipped with fenced backyards, pre-wired alarm systems, 2 car garages, 3-4 bedrooms, 2.5-3.5 baths, just a lovely and spacious layout coming at 1,625 – 1750 square feet!

FREE Homebuyer Counseling Services
SouthFair has continued to help potential homeowners become “mortgage ready,” even during the pandemic. The pandemic hasn't stopped us from continuing to provide FREE homebuyer counseling services. Our route to providing services may have changed but the quality of services and consistent communication has stayed the same.
Our Homebuyer Counseling Services provide:
- Assistance on how to read credit reports, clearing up any discrepancies and ways to improve your credit scores
- Preparation for individuals and families to work a mortgage lender and having the necessary documents which saves time reduces stress levels for a new process
- Guidance in establishing a strong homebuyer savings account
- Removes intimidation from the homebuying process

FREE Workshops
SouthFair also offers various Post Purchase Workshops. Our workshop season normally starts in October and ends in June. These workshops are held mid-mornings on a Saturday. We offer light refreshments and door prizes. Just a few of the type of workshops we offer are:
- Financial Literacy/Money Management Workshops for Kids, Teen, Adults, & Seniors.
- Budgeting & Maintaining for Your Home
- IRS, Taxes, & Savings
- Home Equity & Property Value

Please know that we have many folks that participate in our workshops that aren’t homeowners just yet. It’s never too early to start thinking like a homeowner! We encourage homeowners and renters to participate. Many of us have the opportunity to enjoy the comfort of our homes. SouthFair tries to provide that same opportunity to low and moderate-income families. Our affordable housing program has helped house 40 families in our Fair Park Estates development alone. We have developed, rehabbed, owned and managed low-income apartments, and we have provided seniors with a community of their own. By donating to our organization, you help us to continue to revitalize South Dallas!

Homeowner Spotlight
Shanay Wise
In 2008, Shanay Wise started Catering Done Wisely to pay homage to her grandmother. She wanted to use the catering business to give young people an opportunity to learn a trade. Twelve years later, the Dallas homeowner and her 9-year-old partner, Dallas-who is also her son-have a lot more to add to their already impressive
Wise knew that she wanted to live in Dallas’s rich culture. After going through SouthFair’s homeownership program, she has now found a neighborhood full of hard-working people who want to continue to improve their communities. Her advice for those are to attend SouthFair's workshops - this season kicks off in October. “Even if you’re not ready, just come to these workshops.” SouthFair's Housing Counselor Mary Ann Cuellar coordinates these workshops. “Ms. Wise has attended many SouthFair homebuyer workshops and watching her bloom into such a successful businesswoman, has been an honor and a feather in SouthFair’s hat,” says Cuellar.
Wise understands that proactivity is key – something Dallas, at his tender age, has picked up on. He started his own business, Dallas-Sized Cookies, and displays a level of proficiency in financial literacy that would trip up some adults. Cuellar states that she’s impressed with how Ms. Wise encourages her son. In attending these Financial Literacy Workshops for “KIDS”, he is now a young and successful entrepreneur in South Dallas. It speaks volumes in regard to parents getting their children involved in FREE money management workshops.” During one of SouthFair's workshops, Dallas expressed that a key takeaway came from a recommendation: “Secure your money,” he says. His advice to other kids who might want to explore entrepreneurship? Create a way for people to reach out through social media or email. Good advice Dallas!

When the pandemic hit, and it was apparent that life as we know it would have to grow accustom to some changes, SouthFair's Board Chair, Marian Williams, saw to it that certain needs, in the community, would be met.
Williams, along with many other neighborhood associations, coordinated the food box delivery that had a
great impact on South Dallas. These efforts began in April and SouthFair has continued to make these food boxes available to our residents.
Dale, SouthFair’s Maintenance Technician, makes the deliveries happen, transporting the boxes to SouthFair tenants. Even our homeowners had the chance to reserve a box for pick up.

Would love to see SouthFair continue to flourish and be able to create or purchase an asset to where money is never the issue but our board meetings consist of discussing how much more good and value we can add to the community with our resources.
My hopes for South Dallas is that it sheds its reputation of being the economically challenged part of Dallas but more so the most creative and most improved part of Dallas all done from inside the community.
