Mortgage rates are still very low, and this too is helping to keep the housing market doing very well. There are still first time home buyer programs available as well as traditional lending.

The Residential closed sales of single-family detached homes totaled 419 units for March 2021. This compares to a total of 292 units in March 2020. The median price of single-family detached homes sold by members of the REALTORS? Association of Indian River County MLS for March 2021 was $330,123. This compares to a median price of $267,500 for March 2020. Current active inventory of residential single-family detached homes total 489 for March 2021. This compares to the active inventory of 1,436 for March 2020.
The Residential closed sales of condominium homes totaled 171 units for March 2021. This compares to a total of 88 units in March 2020. The median price of condominium homes sold by members of the REALTORS? Association of Indian River County MLS for March 2021 was $175,000. This compares to a median price of $185,000 for March 2020. Current active inventory of condominium homes total 216 for March 2021. This compares to the active inventory of 544 for March 2020.

SOUTH FLORIDA REAL ESTATE MARKET STILL BOOMING IN 2021

The growth in residential sales is part of an overall economic boom in South Florida, led by technology and venture capital companies moving from more expensive sites in the Northeast or Silicon Valley to benefit from generally lower costs of labor and living expenses. Florida draws the second highest number of immigrants from other states, following only Texas. According to the 2020 Census cited in the Q1 report, Florida gains a net 661 residents every day, one of 34 states where internal immigration is positive.

U.S. home prices rose 11.9% in February at the fastest pace in nearly seven years as strong demand for housing collided with a tight supply of homes on the market.
The February S&P CoreLogic Case-Shiller 20-city home price index, released Tuesday, rose 11.9% from a year earlier, the biggest gain since March 2014. The index had also surged — 11.1% — in January.
