Your Monthly Update
from the Community Development Partnership

A Word from Jay...
Thirty years ago, a group of forward-thinking residents of the Lower Cape had the foresight to create a non-profit community development agency that could work to improve the lives of low- to moderate-income residents. And the Lower Cape Cod Community Development Corporation, now known as the Community Development Partnership, was born.
On May 19th Lower Cape residents will join together to celebrate our three decades of successes and learn about our future plans to build a stronger, more diverse community of year-round residents who can afford to live, work, and thrive here. Our Annual Meeting will take place at Wellfleet Preservation Hall where we will elect new members of the CPD Board. Look for an introduction of three new members later in this issue. We will also elect new officers and my colleagues and I here at the CDP will update you on our work over the past year.
And we will unveil our new Strategic Plan, developed over the past 30 months through a comprehensive process that sought out input from a wide range of residents and community leaders. Finally, we will honor Fran & Alan McClennen with the Gwen Pelletier Award for Community Service and Chequessett Chocolate in Truro with the Norm Edinberg Award for Excellence in Entrepreneurship.
As always, thank you for your interest and support of the work we do here at the CDP.

CDP Helps Small Businesses Apply for Mass Growth Capital
Grant Programs

“It gets people in the door, and it is another tool in our toolbox to help businesses.”
–Pam Andersen, CDP, Director of Business & Credit Programs
|
|
For the past two years, the Community Development Partnership (CPD) has worked with a record number of small business clients in response to the ever-changing needs of the business community during the COVID-19 pandemic.
Initially, the CDP helped businesses secure funding from the multiple federal and state relief programs, as well as distributing Community Development Block Grant COVID-19 funds awarded to the town of Truro. However, as the pandemic continued well into 2021, it was clear that there were many businesses still in need of support, especially those that were established in 2019 and early 2020 and were ineligible for many of the early relief programs.

CDP and HPC Team up to Launch the
Lower Cape Housing and ADU Resource Center
|
|
“A partnership with the CDP and regional leaders will result in innovative efforts to address our housing crisis in the short- and long-term, while providing case management solutions to keep our local residents and workforce stably housed.”
–Hadley Luddy, CEO, Homeless Prevention Council
|
|
For over a decade, residents of the Lower and Outer Cape have watched rental homes that are affordable to working and lower-income people disappear as property owners have turned to more lucrative short-term vacation rentals fueled by online rental platforms such as Airbnb. And the price of purchasing a home has become out of reach to the typical family living and working in our community. Local residents just can’t compete with second home purchasers or retirees whose incomes far out-pace those of working Cape Codders. Over the past few years, these trends have only gotten worse to the point that we truly have a housing affordability crisis that threatens the viability of our year-round community.
The Community Development Partnership (CDP) and housing advocates have promoted a range of different strategies to address the lack of year-round housing. One such strategy that has the potential to create new housing in the short term is the creation of Accessory Dwelling Units (ADUs) also known as in-law apartments.

Three new Members Join the CDP’s Board of Directors
|
|
We are pleased to announce that David Koven, Mary Nee and Bob MacCready were appointed on March 24th by the CDP Board to fill open seats until their election by the membership at the May 19th Annual Meeting.
The Community Development Partnership (CDP) is governed by an eighteen-member Board of Directors who all live or work within our service area. Serving as a Board member is a strategic way to serve the Lower Cape community and contribute to the economic diversity and sustainability of our region.

Apply for a Housing Rehab Loan
|
|
Our Housing Rehabilitation Program is available to income-qualified residents of Eastham, Truro, and Provincetown. Qualified residents can receive up to $40,000 per household to pay for critical home repairs (such as roofing and siding, electrical, heating, and plumbing work), lead paint abatement, and energy efficiency upgrades to keep their properties in good condition for the long term. And with local contractors doing the work, it helps keep our local economy strong.
The program is designed to preserve existing homes for year-round residents at or below 80% of the median area income.
