Choosing the Right Engineering Partner for Your Roof

When it comes to maintaining or replacing your condo or commercial building’s roof, it’s essential to select the right engineering partner to ensure long-term durability, performance, and cost-effectiveness. Keystone Engineering & Consulting has been a trusted name among condo board members and property managers in Central Florida since 2003.

Here’s a breakdown of our thorough process:

1 - Preliminary Visual Roof Inspections

The first step in our evaluation process is to conduct a brief visual inspection of your roof. Our team notes any visible vulnerabilities with photographs, and we’ll recommend whether further investigation or actions are necessary.

2 - Condition Survey, Repair Specs/Bids & Project Management

The Roofing Condition Survey phase involves a comprehensive assessment of your roof's condition, followed by a detailed report with cost estimates for repairs or replacement. In the Repair Specifications and Bid Documents phase, we prepare detailed work scopes and conduct a transparent bidding process, and in the Project Management phase, we oversee the contractor’s work, ensuring compliance with specifications and regulations until the project is completed to your satisfaction.

3 - Consultation and Preventative Maintenance

In addition to overseeing repairs and replacements, our team provides ongoing consultations to help you prioritize necessary repairs, assess costs, and plan for preventative maintenance.

Your roof is one of your property's most valuable investments, and selecting the right engineering partner is crucial to ensuring its long-term durability. Click "Read More" below to explore the full blog.

PROJECT SPOTLIGHT

Keystone recently completed a Low Slope Full Roof Replacement at St. Croix Condominium, in Daytona Beach, FL. This project involved pre-cutting the modified membranes to fit the specific rooftop conditions and installing them in accordance with the manufacturer's specifications.

After properly installing the SopraFix Base 613, the contractor heat-welded the Soprema Sopralene Flam 180 Interply SBS membrane, ensuring proper side and end laps with full adhesion. Additionally, a heat-welded base flashing ply was applied at the roof-to-wall transition to effectively seal the system. It was a pleasure working with the St. Croix team on this project, and we’re proud to have contributed to the building’s long-term roof performance.
