“Just Thinking”

I try not to sound like the stereotypical old man, but so much is changing so fast it is hard not to throw out the “back in my day” line from time to time. In spending time with our new Grandson, I am blown away by how many new things that there are for baby care that we didn’t have 26 years ago when our youngest son was an infant. And, they are cool things, like the baby carrier that snaps into a car seat or into a stroller and also adapts as the baby gets older and the stroller is so cool, they are light weight with great all terrain tires it can be adjusted to accommodate two car seats as the family grows and there is also a  platform for the oldest child to ride on while the younger siblings take over the sitting spots. The monitors are amazing, video, audio, heart, breathing, no surprises. The backpack diaper bags or the backpack baby carrier or the front pack baby carrier, or the front shelf that the baby rests on, it wraps around your waist like a fanny pack and transfers the baby’s weight from your back to your legs. There is even a formula machine that looks like an espresso machine but dispenses baby ready bottles.

I spent a lot of time with my Maternal Great Grandmother growing up, she was born in San Francisco in 1893 and had a summer home in Nice, Clear Lake, CA. We would spend our summers with her in her Clear Lake summer house. She would tell us stories of growing up in “The City”, it was hard for me to imagine it, but she said that horses would pull the street cars up and down Market Street. Our family all huddled around GiGi’s tiny black and white television with rabbit ears and tons of static on July 20th in 1969 and watched Neil Armstrong and Buzz Aldrin land on the moon. In the years that followed I often reflected on all that she witnessed in her lifetime and how much the world changed by the time that she passed away in 1977, the year that I graduated High School. In her lifetime, there were horses on Market Street, the 1906 earthquake, two world wars, the great depression, prohibition, Korea and Viet Nam, a radio in every house, a telephone in every house and a television in every house, air travel, the atomic bomb, the Golden Gate Bridge, the Bay Bridge, Disco Music. She witnessed the transition of the car, from the Horseless Carriage to the Model T, the large luxurious cars built by Cadillac and Packard, to the post war stylish performance family cars that evolved into the Muscle cars to the gas saving compact, economy cars.

I have often thought that the world has never changed so much as it did during GiGi’s lifetime, but if you reflect on all that we have seen, the changes have been profound, perhaps we are unable to see the forest from the trees. When we tell our grandchildren of the world that we grew up in no doubt they will believe that we grew up in the dark ages.

Just a few of the things that I thought of that were commonplace for us and will not compute in the generations to come: Rotary Phones, 8 Track Tapes, Rabbit Ears, Typewriters, Slide Projectors, Polaroid Cameras, Carbon Paper, Manual Car Windows, Drive-In Movies, 1 hour Film Developers, Phone Booths, Five and Dimes, Double Features, Smoking Sections.

I think that I could write a whole section on any one of these items and may have to revisit in future articles.

Let me know what you think.

The Housing Market Shift: Ivy Zelman’s Predictions On Prices And Opportunities For Buyers

Anytime Ivy Zelman, CEO of Zelman & Associates, appears in an interview (or webinar) to discuss the current housing market, we tune in.

So, of course, when Zelman joined two CNBC “Squawk Box” hosts for a conversation on the recent drop in rates, her comments became topic number one on Tuesday’s Hot Sheet.

If you tuned in, or you’re a Hot Sheet regular, you know the high regard in which Byron Lazine holds Zelman and her insights into the market.

She’s one of a handful of people who predicted what was going on during the lead-up to the Great Financial Crisis. She saw the housing bubble before everybody…She has some strong statements about the state of new construction right now and what opportunities buyers have in that sector. Byron Lazine

“IT’S A BUYER’S MARKET FOR NEW CONSTRUCTION”

The CNBC host leading the interview began with a question on home prices, asking Zelman, “Do you see any early signs of what direction that’s going to play out?”

Here’s how Zelman responded:

Well, at this point, I’d say that home prices aren’t likely to go higher. I think they’re going to continue to decelerate, although the drop in rates had a bit of a mixed result. It’s a little early to say. But remember, mortgage rates were over 7% late April and the first half of May, so it is about 50 basis points down, which certainly helps.

A good rule of thumb is that a 25 basis point decline in rates is about equivalent to a 3% decrease in price. But today, I still think that it’s a buyer’s market, and looking for opportunities for incentives from those that are buying new construction and mortgage rate buy-downs. Ivy Zelman - CEO of Zelman & Associates

In his review of Zelman’s statements, Byron added what he’s seeing in southern Florida right now, where sellers are having to come to terms with the reality that a price reduction is likely necessary to get their home sold within a brief timeframe.

Prices are not just stabilizing in some areas, they are going to start going down…you’re already seeing that in a couple of markets. You’ll see more of that over the next six months, and you’ll see more discussion start to ramp up around that. Byron Lazine

The CNBC host then asked Zelman to clarify whether she believes the current market favors buyers or sellers.

Well, buyer’s market for new construction in that there are great deals. For example, I talked to a builder late Friday to say, ‘Hey, did you see any benefit from the drop in rates?’ And they said, ‘No, but we were able to buy 3.99% commitments for mortgage rate buy-downs,’ which is definitely a good deal for a consumer.

So, in the new construction market, a 3.99% mortgage rate is pretty attractive and probably gets you back...
