Sales were down -14.5% in June 2020 compared to June 2019
Median and average sales prices were up for June 2020 versus June 2019, which a larger increase for median sales price
Average and median sales price/square foot were up +8.8% and +6.7% respectively
Weekly new pending sales (purchase contracts signed) reached 321, greatly surpassing the highest weekly total seen previously (285).
Activity is surging and many houses are spending very little time on market. For houses sold in June, the median days on market for 3 bedroom homes was 2. In other words, half of the 3 bedroom houses sold in June were under contract in 2 days or less. This does make home buying a challenge.
