Off Market Home Sales Offer Important Information For Determining the Price to List a Home for Sale

"On market" transactions are captured in the Multiple Listing Service (MLS) while "off market" transactions are found in the county public records. Using sales from 01May2019 to 31Aug2019 in the Fairfax suburb in Cincinnati as an example: Adding sales data from off market transactions more than doubles the information available. Overall prices are higher for on market sales, but the price per square feet is higher for off market sales. Off market sales tended to involve smaller homes in Fairfax, explaining the apparent contradiction between price/sf and sales price.
