Seller's market or buyer's market is determined by current inventory and sales for the past 30 days.
A market is balanced if inventory/sales = 5.5. Less than 5.5 is a seller's market, and greater than 5.5 is a buyer's market.
In Hamilton County, the inventory is 1535 and the sales in the past 30 days were 880, so 1535/880 = 1.74 months of inventory.
Each area within Hamilton County is in a seller's market, but there is large variability with inventory/sales ranging from 0.89 to 3.69.
