Here we are in mid August, which means we have an opportunity to review sales activity during the summer peak for 2019 against the same period in 2018. The average DOM for existing homes sold between 15 May and 15 August for 2018 and 2019 in Hamilton County at various prices from $120,000 through $699,999 are shown above. Why look at average DOM? It's an early indicator of buyer demand; DOM increases before sales prices begin to decline. What we see in the table above is a striking increase in DOM for homes from $500k to $599k. Compared to 2018, houses in this price range are taking an average of 20 days longer to sell in 2019. This has important implications for people who may be looking to buy or sell a home in this price range in the near future, and it may also be an early indicator that overall market demand is beginning to slow. However, the two highest volume price ranges in Hamilton County, $120k - $139,999 and $200k - $249,999 are still showing high demand based on average DOM.
