The dive into sales data from September 2019 compared to Sept 2018 continues. Previous installments are here and here . Here we see the final sales price as a percentage of the listing price at the time the contract was signed. It does not take into account prior reductions in the list price. The data is from single family home sales in Hamilton County. The sales price as a percentage of list price was slightly higher for 3 bedroom and 4 bedroom homes in Sept 2019 compared to last year. The biggest decline in the sales price as a percentage of list price was observed for 2 bedroom homes. It will be interesting to see if this was a monthly blip, or if this is a trend that may indicate weakness in demand for 2 bedroom homes. There was also a slight decline in the sales price as a percentage of list price for houses with 5 or more bedrooms. These are averages, and there is great variability in these numbers. I have seen instances where an aggressively priced home sells for 20% higher than listing price due to a multiple offer situation that bids up prices. What do you think? Let me know here.

Local Favorite of the Week Court Street Lobster Bar My wife and I visited the Court Street Lobster Bar on Saturday evening before Blink. I ordered a Maine-style lobster roll while my wife ordered the Connecticut-style lobster roll. Then we split a side of lobster mac and cheese. Then we followed dinner with crème brulee. It was a fantastic meal and the service was top notch. We'll be back!
