Notice of 2025 Fee Schedule Update

At the May 20, 2025, Henderson City Council meeting, a new 2025 Fee Schedule for the Development Services Center (DSC) was approved.

The DSC has indicated, based on a DSC study, that the existing fees do not cover the full cost of operations.

SNHBA expressed the challenges of fee increases and worked diligently with the City of Henderson to allow for a transition into the fees or a grace period. Given the well-known attainable housing issues in the Las Vegas Valley, the City of Henderson did agree to moving the proposed effective date from July 1, 2025, to October 1, 2025, to allow builders additional time for budget adjustments and planning.

SNHBA is continuing to work with the City of Henderson and all jurisdictions on how we can balance the impacts of fee increases and rising construction costs with local government needs and attainable housing efforts.

The most significant cost increases have been identified in the following areas:

Key Information:

  • Effective Date: July 1, 2025 October 1, 2025
  • Last Update: DSC permit fees have not been updated since the original fee schedule was approved in 2005.
