Important Update: Rent Assistance Fund for Affordable Housing

We are excited to share that the State of Colorado has issued updated guidelines around eligibility for Colorado NAHRO's Rent Assistance Fund. A high-level summary of some of the changes are below, but please note we can now award funds to eligible applicants below 80% AMI. We are currently waiting for final guidance and updated documentation from our partners at the State, and will share a more detailed update as soon as it is available.

We have been advocating for changes that make these funds more readily available to those in need, and look forward to working with you to provide rent assistance to your tenants.

Summary of the overall program changes:
  • Pre-COVID income is no longer used to determine eligibility.  
  • Applicants with current income at or below 80% of AMI for their county/household size. ("Current" = month's income for the month prior to month assisted.)
  • Income is calculated for the month prior to the month they need assistance (e.g. income for March is used to determine eligibility for assistance with April's rent/mortgage. Only collect income documentation for THAT month.)  
  • Applicants will self-report and self-certify/attest on the new application form that they are financially impacted by COVID-19 (no third party documentation required).
  • Third party verification of assets is no longer required. Applicants will self-report and self-certify assets (whether less than, or more than $5,000).
  • CARES Act federal stimulus payments are no longer included in calculation of income (and are still not included as potential duplication of benefit).
  • Housing Costs in arrears from March 1 (back rent, back mortgage) can be paid, and all in one application/transaction. Applicants should apply for all back-costs at once with their application for current month's cost.
  • There is no longer a maximum number of months for which an applicant can be assisted.  
  • The entire housing cost (full lease rent, or mortgage PITI) can be covered by the program (or the balance after duplicated benefits are used first).
  • A bit looser/more flexible on the list of documents acceptable to establish identity.

2020 What Home Means to Me Poster Contest
Entries due July 1!
As part of the 2020 Housing America campaign, NAHRO is holding a poster contest for children associated with affordable housing and community development programs owned or administered by national NAHRO member agencies (like us here at Colorado NAHRO!).

We want to ensure Colorado NAHRO is well represented in this campaign, and are excited to announce we can accept photos of submissions to support social distancing and various office closures.

Please encourage your residents to apply! Entries must be received by July 1.

Welcome New Members
Supreme Roofing Done Right (SRDR) is in its 4th year of operation in Colorado and the Rocky Mountain region.
