Autumn 2024

Believe in Better:

Balancing Nature and Neighborhood

It’s been quite a summer with folks enjoying the spectacular amenities surrounding Helena. The recent Prickly Pear Land Trust “Harvest Moon” fundraiser reminds us all that preserving open space, creating and maintaining trails and providing access to natural habitat not only protects wildlife and wetlands but also enables an abundance of recreational activities that enhance the well-being of the overall community. On the other hand, we need housing. It’s in the news nearly every day and on the tongues of almost every candidate running for office. Building homes within Helena’s urban growth boundary encourages development where development makes sense while protecting valuable ranch and agricultural land, recreational properties and wildlife habitat. Mountain View Meadows, located within the south east corner of the Helena urban growth boundary, offers the perfect solution to balancing nature and neighborhoods. That balance is represented within the Mountain View Meadows development itself through an array of lot and home sizes, pedestrian connectivity, walking trails, paved trails, parks and open spaces. Whether you’re looking to leave a small footprint or seek space to breathe within the city limits, Mountain View Meadows provides choice without sacrificing the principles of managed development. It’s a balancing act that makes for a better solution to housing.

Building a Better Community:

Wake-Up Boils & Ghouls!

Oh, yes! Halloween is the best holiday of the year! Ok, statistically, Christmas and Thanksgiving one and two, but placing third isn’t all that bad. In fact, for those of you who live in Mountain View Meadows, even a third-place finish wins cash in the Fall/Halloween Decorating Contest. It’s all part of a series of annual events intended to build a sense of community within the community. But the Fall/Halloween decorating contest plays only one small role in celebrating the holiday spirits… Mountain View Meadows welcomes all the Boils & Ghouls throughout the greater Helena community to make their presence known at the annual Haunted Park located at the corner of S. Alice St. and Stacia Ave. Come dressed for the occasion and receive a bag of treats passed out by volunteer ghosts and goblins who look forward each year to delighting their neighbors no matter where they live. This year, look for a new attraction joining the 12’ Skeleton and 12’ Grim Reaper: a lively bride corpse rising from her coffin who is sure to raise the hair on the back of your neck. And check out what’s brewing in the witch’s cauldron -- But watch out Boils & Ghouls, or they might cut off your fingers for their stew! The Haunted Park opens at 5:00 for the little guys and 6:00 for everyone, no matter your age. After all, grown-up spirits are best at Haunting so come share your spirit as we work together to build the best Community in Helena. The Haunted Park and Fall/Halloween Decorating contests are sponsored by the Mountain View Meadows HOA, Weatherall Builders, Stockman Bank and Mountain View Meadows, LLC. On Topic:

Climate and Home Buying

Considering the recent flooding and hurricane disasters in the southeast, and some of the worst wildfires in the last century in California, climate is increasingly taken into consideration when purchasing a new home. According to a 2023 Zillow press release, more than 80% of home shoppers consider climate risks when looking for a new home. Floods, fires and extreme weather are reshaping how people view climate risk and real estate. And with Millennial and Gen Zers making up a majority of home purchases, they are more likely than other generations to consider climate risk when choosing where to buy a home.

Redfin, a similar Real Estate website, provides online climate risk information to help buyers in their decision-making process. All of Redfin’s climate risk information comes from First Street’s Risk Factor™ tool, which analyzes five major climate risks using First Street climate models: Flooding, wildfires, hurricane winds, air pollution, and extreme heat. All data shows current risks, as well as risks in 30 years based on dozens of carbon emissions scenarios.

A July 30, 2024 Editors’ Pick feature for Forbes magazine lists 7 Considerations for Climate-Conscious House Hunters. The list was created by Daryl Fairweather, Redfin’s Chief Economist, leading economic research about housing.

1. How Do Natural Disaster Risks Impact the Homes You’re Looking At? Information can be found on websites like First Street or Redfin. Check online resources for environment-related risks, including government flood, fire and earthquake maps.

2. Estimate How Climate Risks Will Impact Your Wallet. House hunters should be aware that living in an area with high flood, fire and wind risk can lead to increased home insurance premiums. It may also mean extra costs to protect your home and cover the cost of repairs following a disaster.

3. Guarding Against Environmental Concerns. Houses can be hardened to withstand high winds and extreme temperatures. Yards can be landscaped to navigate flood waters and fires away from homes. Fire-resistant roofs can also reduce wildfire damage. Air filters and upgraded windows can keep unhealthy air out of your home.

4. Climate-Related Risks (And Their Associated Costs) Will Change Over Time. Consider how the climate has changed in the location you are looking to move over the past 30 years. How much have associated insurance premiums and property maintenance costs risen over that time? Will those costs be affordable if you own the house in 2054?

5. Environmental Costs Will Be Passed on To Renters. While tenants won’t be directly responsible for many environment-related expenses, rents will likely increase as it becomes more expensive for property owners to protect their rental investments from natural disasters.

6. Climate Migration May Lead to Higher Prices in Certain Areas. Prices are likely to rise in less risky locations. For example, a city like Minneapolis may see an increase in prices if people increasingly prefer its cooler climate over the heat and humidity of a southern city like New Orleans.

7. Are Local Governments Protecting Properties from Future Climate Risks? Consider actions local governments are taking to guard against future natural disasters including measures like building levees, sea walls and pumping systems, or wildfire fuel load reduction.

Climate risks come at a cost. Home prices and values will likely fall in high-risk areas and rise in low-risk areas. Although no home is without climate risks, feeling less at risk may be what’s needed to feel safe and secure in your new home.

Benefits and Updates:
MOUNTAIN VIEW MEADOWS

1.  DONATE CANDY OR TIME:  The Haunted Park needs you! Or if not you, how about donating candy for the cause? Started during COVID as an alternative to door-to-door trick-r-treating, The Haunted Park proved so popular we kept it going! Last year approximately 400 bags were handed out by costumed volunteers. If you’d like to help by filling treat bags, decorating the park, handing out candy and cleaning up after, please contact April at 406-422-8107. Much appreciated Candy donations may be dropped off at the office. Be sure to leave your name!

2.  JUDGES NEEDED:  How impartial are you?! Looking for volunteers to judge the Fall/Halloween Decorating Contest. You will be asked to do two drive-abouts -- once during the day before Halloween and once Halloween night -- in an assigned neighborhood…not one in which you live! If you think you have a good eye for judging frightfully fun Halloween and Fall decorations, please email April.mvm@hotmail.com.

3. MORE VOLUNTEERS? Do you enjoy meeting new people? Helping to fill small gift bags with goodies to welcome new residents buying previously-owned homes? Then please let Danielle know in the MVM office by emailing Danielle.mvm@hotmail.com or calling 406-461-9748. The Welcoming Committee would love to have you join in the fun.

4.  LOSE SOMETHING?  A little of this, a little of that turns up at the office from prescription sunglasses to car and mail keys. Recently received: A Blackstone BBQ cover… and we still haven’t found the owner of the Earbud charging case. Check in at the office if you’ve lost something. It may be found!

The Best in Our

Neighborhood:

Best Fall Colors

All around the neighborhoods you’ll find examples of seasonal shifts from greens to yellows to orange and red. But the best of all can be found at the home of Dick and Brandy Johnson right next to the Sunrise Park at the corner of S. Alice St. and Runkle Parkway. We’ve raved before about the spring flowers they share with Jennie and Charles Nemec. But one can’t help but notice the fall colors adorning the front of their home, especially the leafy vines on their charcoal gray rock wall… which, by the way, was created from rocks excavated at Ash Grove, from which Dick retired as Manager several years ago. An interesting story about the beautiful climbing vines: when Brandy first planted them, with barely a sign that they were going to look like they do now, Mark offered to spray the “weeds” growing on the wall. Little did he know! Of course, Brandy, politely aghast, explained the difference between a weed and a plant.  Be sure to check out Dick and Brandy’s front yard landscaping for yourself. And many thanks to them both for brightening our fall with such a glorious display of color.

Cornhole

At nearly every family BBQ, outdoor cookout and neighborhood gathering, you’ll see a game of Cornhole.

So, who invented Cornhole? A popular legend says that 14th century German cabinet maker, Matthias Kuepermann invented Cornhole after seeing children throw rocks into a hole in the ground. Some say it started with the Blackhawk tribe of Illinois who played a similar game using a wooden platform and dried animal bladders filled with corn. Some say it dates back to ancient Egypt and others to a patented 1883 parlor game played with square, rather than round holes. Many in the know point to a Kentucky farmer in the 1800s.

No matter the actual origin, Cornhole became popular in Cincinnati in the mid-20th century and spread across the country. It has since evolved from a backyard game to a competitive sport, with organizations like the American Cornhole Association (ACA) and the American Cornhole League (ACL) helping to standardize rules and organize tournaments.

Batting around ideas for a reasonably-priced alternative to the $36,000 adult outdoor exercise equipment first considered for the new “Milo Park” located in The Uplands neighborhood at Mountain View Meadows, several less expensive games came to mind including shuffle board and Bocci. Planners weren’t sure how to build a shuffle board court, and only a few on the team had heard of Bocci. But when Cornhole was suggested, well, it won hands down!

So gather your bags and get ready to play next spring when the new Cornhole boards go in at two Cornhole pits in Milo Park -- one for adults and regulation play and another for beginners and kids.  It’s a great way to play with friends and family no matter whether you’re a pro, or just out to have fun.

Now Playing!

Many people know that before joining Mark in this amazing adventure at Mountain View Meadows, that my professional career was in theatre. Not wanting to leave that world behind, I spearheaded the founding of the Last Chance New Play Fest in Helena. Through the comradery of fellow theatre artists, we have managed to keep the event going for 11 straight seasons, making this grass-roots event the longest continuously-running new play fest in the whole state of Montana. Mountain View Meadows has been a loyal sponsor of the Fest and we are always excited when we see you at performances. A new play fest is a very different experience -- You really never know what you will see! And you become part of the creative process by sharing your comments at audience-talk backs or by voting for your favorite actors and plays. This year’s Fest opens Thursday, Nov. 7 and runs through Nov. 17 with both evening and afternoon performances of varying projects including the Montana Short Cuts, a suite of eight short plays on the theme “Future Present Tense”, three one acts, a music/dance performance piece and one full-length drama. All performances are held at the Helena Ave. Theatre located at 1319 Helena Ave. A $35 pass gets you into any and all performances and goes a long way to help keep the Fest afloat. Passes and $18 individual tickets can be purchased online at experimentaltheatrecoop.org or at the door. And of course, info is available at the Mountain View Meadows office or by calling 406-431-7680. We look forward to seeing you there!

But that’s not all that’s playing! Take a look below for what’s “playing” at Mountain View Meadows!
