Construction Season
| As the snow melts, builders gear up for a robust construction season. Although building at Mountain View Meadows continues throughout the year, several weeks of Arctic blasts hindered progress on existing projects and forced attention onto less inspiring tasks such as relentless snow removal. This break in weather allows crews to get back into the groove on two exciting projects in the Crossroads Commercial neighborhood. Phase I of a nine-building apartment complex developed under the helm of Dick Anderson Construction is taking shape just north of Alice St. “D & M Development is excited to create Confluence Apartments, an upscale living community to complement the surrounding neighborhood,” said Mark Esponda, Vice President, Dick Anderson Construction. “The units will be focused on quality materials and community-oriented activities. We are in Phase I of the project and will deliver 109 luxury units around April of 2026. When all three phases are completed, there will be 324, two-bedroom/two-bathroom units. The apartments will have a community workout center and room for ample outside activities.” But that’s not all for Dick Anderson Construction. Across the street, progress continues on the beautiful Great West Engineering headquarters designed by Mosaic Architecture with a targeted November completion date. The new 21,000 SF building is nestled into the Mountain View Meadows development thoughtfully and purposely utilizing the natural topography and the incredible views of Helena’s Sleeping Giant as the initial site inspiration. The three-story structure was designed as a collaborative-type office, with free-flowing daylight and an open industrial atmosphere with exposed structure and integrated details using components of Great West Engineering’s industry into the architecture of the interior design. “Mosaic Architecture is excited for Great West Engineering staff as their new design is embedded with their care and consideration as a workplace with a sense of community,” said principal architect, Nick Diggins. Philosophy On Broadway
| While in grad school completing her Master’s in Philosophy, Marisa Diaz-Waian, founder of Merlin, a Helena-based philosophy non-profit, cared for her father who had been struggling with Parkinson’s for many years. “When my poppa died, I was devastated,” said Marisa. “There was a new sense of urgency and a more refined, focused vision of what I wanted to do with philosophy and why.” And so, in 2014, Merlin was born. “Philosophy is beautiful and worth doing for its own sake,” said Marisa, “but it’s also about as practical as you can get. It can help us get through and make sense of this sticky world together.” This coming April 7, from 4:00-10:00 PM, Merlin will host a fundraising event “Philosophy on Broadway” featuring live music, a silent auction and door prizes at On Broadway restaurant located at 106 E. Broadway in Helena. Fifty percent of all food and drinks purchased will go to support Merlin’s wide range of unique and accessible opportunities for people of all backgrounds and ages from Think & Drinks, philosophy walks/hikes, workshops, symposia and more. Generational wealth? What is that? Basically, generational wealth is financial wealth and assets that can be passed from one generation to the next. Sounds good, but where to start -- especially if you are not the heir to a fortune? Search cyberspace and you’ll find a wealth of ideas on building Generational Wealth. At the heart of most are five steps gleaned from several sources including The Department of Financial Protection and Innovation and A Wealth of Common Sense:
Step 1: Pay off Debts
Think of debt as missed opportunity. Why pay interest when you could be using that cashflow for other financial goals. Make paying off credit cards, personal loans, car loans, and student loans a priority.
Step 2: Buy a House
An inherited home, or the proceeds from the sale of a family property, is a transfer of wealth. Unless you have been gifted a home; renting, leasing, or paying a mortgage will almost always be your single largest expense/debt regardless of your life stage. The value of your home is likely to increase over time. This builds equity in your wealth portfolio. Owning a home can also serve as a form of forced savings as homeowners tend to be more cautious about spending and saving to protect their property asset.
Step 3: Start Long-term Investing
Never underestimate the power of compound interest – with a 10% return on investment, you can turn $100,000 to $1.6M in 28 years. Depending on your financial situation, it is recommended to invest 10-15 percent of your annual income each year.
Step 4: Put an Estate Plan in Place
It’s never a good plan not to have a plan for managing your financial assets after your death. Without a clear succession plan, your beneficiaries could end up in expensive probate cases lasting years, and they still may never see any of your hard-earned investments.
Step 5: Share Your Financial Wisdom
The greatest legacy you can leave behind is knowledge. Empower your heirs with the knowledge and skills needed to manage and grow wealth responsibly. It’s never too early to talk about money with your kids. Lead by example/ become a role model by mentoring young people and promoting community financial literacy programs.

The Single-family HOA Annual Meeting will be held Thursday, April 17th and the Condo HOA Annual Meeting on Thursday, May 1st at the new Opportunity Bank of Montana conference center. 4. SPEAKING OF MAIL: Have someone else’s mail? A Package delivered to you or picked up by mistake? Here’s what you can do: drop it off at the office and we’ll do what we can to get it into the right hands. Or be a good neighbor and drop it off to the correct recipient. Or as a last resort, return incorrectly delivered mail to the post office to give the mail carrier another chance to get it right.
5. ITS ABOUT THE POOP: As the snow melts, the complaints roll in. All that dog poop you failed to clean up in the cold is now exposed…and your neighbors don’t like it. Be a responsible pet owner and clean up after your pet every single time year-round.

| And here are some of the best neighbors in the world nominated for this year's Neighbor of the Year Award. The Five nominees – Each with exceptional attributes that make them truly good neighbors include: Mike & Bree Gee and Dennis & Leslie Jimmerson – while their neighbors dealt with a family death, the Gee's and the Jimmerson's cleared their snow and set out their garbage without being asked. Jerry Guay received nominations from five different neighbors all extoling his caring and generous nature; always there with a smile on his face if you need something from clearing sidewalks and driveways to repairing sprinklers and changing lightbulbs. “Jerry will not accept any money but has been known to take a plate of cookies now and then,” said one grateful neighbor. Susan Kirley received two nominations for starting the Welcoming Committee in 2022 working with Phillys Michelson and Christie Aldrich and then training new members Dawn Braach and Freddie Haab-Fiedler to take over in 2024. Since 2022 the committee has welcomed 73 new residents who purchased previously owned homes at their doorsteps with gifts and home-made treats. Ken Case received a well-deserved nomination for designing and constructing a set of steps for his neighbor to get in and out of bed after a months-long stay in the hospital. Walking is good for you, right? As far as exercise goes, you won’t find anything more convenient and cost-effective. Got a baby in your life? Whether a parent, sibling, grandparent or caregiver, a baby is even more reason to don your walking shoes and head outside. According to pram.com, here’s why:
1- ENJOY A LITTLE "YOU TIME". Stepping out for a walk with baby can be a quick way to regain a sense of peace and clarity while supporting your emotional well-being.

Where'd It Go?
| For weeks, Mountain View Meadows was buried in snow. The weather shifted and it all started melting away – a much easier solution to hauling off all those piles! We can’t thank our crew enough for sticking it out despite the frigid temperatures to blow, plow and shovel away the snow on city sidewalks around condos and pocket parks throughout Mountain View Meadows. And to all of you who braved the temps to provide safe access between homes and neighborhoods – Thank you! Mark says that statistically, March has the greatest amount of snowfall in Montana. I know Danielle in our office doesn’t mind the thought of that at all! She loves snow skiing, snowboarding and snowmobiling… all of which share the common denominator--snow! And with the number of children we saw out sledding and building snowmen during February, we expect no complaints from kids either. For me, snow means a healthy spring run off to reduce the risks of wildfires. In any case, see what all March brings our way as the month develops.
