Celebrate 2024 Around the Globe!

On December 31, ExplorationWorks, located at 995 Carousel Way, invites you to ring in the new year with hourly celebrations between 10:00 AM and 4:00 PM complete with a New Year’s ball drop from its balcony. This kid-friendly New Year’s event features hands-on indoor activities and experiments including a special TinkerLab sure to challenge and entertain participants between the hourly celebrations. Throughout the day, complimentary coffee and hot chocolate will be served courtesy of the Dive Bakery. Bangladesh will be the first country visitors welcome into the new year at 11:00 AM followed by Turkmenistan, Armenia, Madagascar and Zimbabwe, finishing at 4:00 PM with Serbia. As the Ball Drops, So Do Mortgage Rates

With patience and a steady hand on the helm, the Federal Reserve has helped steer the country through a difficult time of rising inflation and fears of recession. Although too early to tell the long-range outcome, the most recent economic and jobs reports show inflation coming under control, low unemployment, continued job growth, higher wages and interest rates holding steady. All this appears to be heading towards a welcomed drop in mortgage rates as we begin the countdown to 2024.


But does that mean the price of housing will fall as well? Perhaps not upfront but most definitely in the long term of your loan. With increased material and labor costs and low inventory, housing prices are not expected to decline but should remain steady. Higher wages will increase buying power so more people will find themselves this coming year able to qualify to purchase a new home. With even a modest decrease in mortgage rates, the cost of that new home over the course of a 30-year fixed mortgage rate  can translate into a savings of tens of thousands of dollars with more of the monthly payment going into building equity.


Discussing buying power and loan options are best left to professional lenders and financial advisors who will help you determine if purchasing a new home is right for you. Fannie Mae forecasts that the average 30-year fixed mortgage rate that stood at 7.76% in November will average 7% in the first quarter of 2024 and slowly decline over the year.  Any way you look at it, that’s great news for home buyers.

2.  SEEKING NOMINATIONS FOR “BEST NEIGHBOR OF THE YEAR” AWARD: Want to recognize a neighbor that has gone the extra mile to do something for you or the greater Mountain View Meadows community? Or maybe you noticed someone whose small gestures of kindness added up to something big this past year? Your HOA is seeking nominations in January for the Best Neighbor of the Year to be awarded at the annual HOA meeting later this winter or early spring. To nominate a neighbor, drop off a letter at the MVM office or send an email to April.mvm@hotmail.com with their name and address with details to support your nomination. It’s an honor to win but even more to be nominated.


3. CONDO SNOW REMOVAL: The Condo HOA is responsible for removing snow from your sidewalks and private streets. City of Helena snow removal ordinances allow for 24 hours after the snow stops falling to clear the snow. However, the HOA strives to deliver snow removal services faster than required. Since snow melts quicker on sidewalks on the sunny side of homes, sidewalks on the north or shaded sides may need removed first. Holiday Decorating Contest

Grand Prize Winner!

How can we choose just one?! So many of you outdid yourselves decorating this year it was nearly impossible to name everyone who deserves recognition. Judges nominated their top three choices in each neighborhood in order of their favorites. And from those favorites a single home was selected as the $200 Grand Prize winner. If you haven’t recognized the home yet shown in the photos above, then take note now--This year’s Grand Prize goes to Jamie Palagi and her son, Quin! Exercise: The Least You Can Do

A recent article by Selene Yeager on Oprah.com shed light on the benefits of a 10-minute workout. “Imagine if exercising 10 minutes a day were enough to improve your health, cheer you up, and help you maintain a steady weight,” said Yeager. “Well, it is,” she continued.


Yeager shared that earlier this year results from a watershed study made the point loud and clear. Researchers at Pennington Biomedical Research Center in Baton Rouge, Louisiana, reported findings from a study involving 464 women who weren't exercisers. After six months, a group who walked an average of 72 minutes a week at two to three mph--that's about 10 minutes of mall-pace striding a day--had significantly improved heart strength and general fitness, nearly matching the efforts of women exercising almost twice as long.”


"Your body responds very positively, very quickly to even small amounts of exercise," said lead study author Tim Church, MD, PhD."


But what should you do and what can you expect from a 10-minute workout? What do you hope to achieve? Checkout below goals and statistics cited in Yeager’s article.

 

Build Muscle: A seven-week study of 22 couch potatoes found that those who did just one set of 10 repetitions of seven strength-training moves (about 10 minutes of lifting) three days a week gained as much strength as those who did a 30-minute, three-set routine.


Boost your mood: In a recent study of 48 men and women, spinning on a bike for 10 minutes led to a mood lift and drop in depression and fatigue--similar to what they'd get riding three times as long.


Protect your joints: After tracking nearly 4,000 women in their 70s for three years, researchers found that those who reported of having arthritis pain needed only 75 minutes a week of moderate exercise like brisk walking to reduce the frequency of symptoms by nearly 30 percent.

 

Manage your weight: Both Church's study and a larger study of 13,711 men and women reveal that just 70 to 75 minutes of brisk walking or about 40 minutes of jogging a week is enough to begin shrinking your waistline. And targeting the waist is important because belly fat is directly tied to heart disease, diabetes, and early death.


Quell stress: 70-75 minutes a week of exercise resulted in significant changes in the autonomic nervous system.


“But it’s cold outside,” you say, “and I would just as soon remain huddled on my couch.” Well, then why not create your own regimen of low-impact repetitive movements sitting down? You can move quite well in that position so start right where you are. Exercising on your couch is sure to take the stress out of sticking to your daily routine. Dr. Church said it best, “If you're sedentary, you'll see a lot of your greatest gains going from zero to 10 minutes a day."

Streets of Delight

Mark and I drove the streets of Mountain View Meadows on Christmas Eve taking in the delightful sights of the season. We know not everyone can or should decorate their homes but we can say that many of you did a beautiful job showing off your festive holiday spirit. Perhaps the annual holiday decorating contest encouraged some of you to put in the effort to brave the cold, to climb those ladders, to hang holiday lights or to pull those reindeer, snow men, and Santas out of storage to create winter wonderlands in your front yards. But then, it may just be you were truly filled with the spirit of the season. We saw so many enchanting and welcoming front porches adorned in lighted Christmas trees, wreaths and holly. We took delight in the little things that drew our attention like a miniature Santa climbing a ladder or a snowman waving at us from an upstairs window. We found two streets where literally every single home displayed some vestige of the season prompting Mark to suggest we add a new category to the annual decorating contest; the best decorated street in Mountain View Meadows! It might inspire everyone on the street to help one another decorate, particularly the homes of the elderly or homebound or those working long hours or caring for children or family members without assistance. Neighbors on the winning street could vote for their favorite local charity to receive a cash donation. We don’t want to encourage anyone to get into a decorating war but we would welcome Mountain View Meadows becoming the destination for people of all ages to enjoy the best holiday decorations in Helena. When our grandchildren were younger, we took them to see the decorations at Treasure Estates. Now they bring their friends to see the decorations at Mountain View Meadows! And it’s all due to you. Thank you to all who brightened our streets this holiday season. You delighted us all with your holiday spirit!
