…And we’re off to a new year! In 2026, Helena looks forward to another ground breaking year of steady, responsible growth. Under the leadership of outgoing Mayor Wilmot Collins and retiring City Manager, Tim Burton, City Commissioners adopted the “Helena Forward” growth policy in November that provides a roadmap for development, transportation, housing and community services over the next 20 years. Incoming Mayor Emily Dean and new City Manager, Alana Lake, will now work with City Staff and Commissioners, Helena residents, community leaders, local service agencies and private partners to prioritize policy goals outlined in the plan. The Adopted Land Use Plan can be read online at helenamt.gov by Googling “Helena Forward Land Use Plan – City of Helena, MT.” Mountain View Meadows will continue to play a key role in housing development in Helena providing a diverse range of housing products from single-level condos and quality-built homes on small to medium-sized lots to move-up homes and executive homes on large lots -- all with the convenience and reliability of Helena city services. 2026 Housing Market Trends

The experts are at it again – predicting what will happen in the housing market during the upcoming year. Amanda Lauren, writer for Forbes Magazine, pulled together the forecasts of some top industry leaders who make it their business to predict where the market will trend in 2026. They all agreed: the post-pandemic market is firmly in place. And while potential buyers who are currently priced out of the market are hoping for a big crash, most agree that dream is unlikely to come to fruition.


“Nationally, we're not expecting a drop—more like a modest appreciation of one to two percent,” says Mike Martirena at Compass in South Florida. “But the real story is how much things will vary locally. 2026 is going to be a micro-market year where neighborhood-level data matters way more than national averages.”

 

The good news? Mortgage rates are expected to come down.

 

“I believe the rates may come down, but modestly,” shares Libby McKinney Tritschler, broker with William Raveis, Team AFA. “I believe the bigger shift in 2026 will be buyer acceptance of the current mortgage rates. Buyers are adjusting to a world where five to six percent feels normal, and activity increases as confidence returns—not because rates crash. In other words: once home buyers accept that rates won’t drop to Covid rates of 3% or less, it will make decisions easier – whether to buy, continue to rent or invest in a smaller home, not their dream home.”

 

A new shift in real estate may be that unsold homes become rentals. Used homes are sitting longer on the market or not bringing the price sellers want. As sellers wait out the market, those who can afford to move without selling their current home may offer their homes for rent, at least temporarily.

 

AI has joined the market in predicting trends, setting prices, and reshaping home searches. Arman Javaherian, CEO & Co-Founder of Homa, an AI platform designed to assist homebuyers navigate the purchasing process, believes this shift will largely benefit consumers. “By 2026, AI will enable new real estate platforms that look and feel very different from the home search sites consumers are used to today. Instead of simply helping people browse listings, these platforms focus on helping buyers understand what actually matters, including pricing tradeoffs, potential risks, and what it really takes to move from browsing to ownership.”

 

It’s important to note that not all homes for sale will end up on any search site. “If you’re walking around your neighborhood and noticing moving trucks but few listings, off-market deals may be the reason,” says Mike Fabbri of The Agency, a company representing a global portfolio of homes for sale or rent. “Sellers want control and privacy, while buyers want access. This favors well-connected, relationship-driven agents. The most interesting deals rarely start on a public website.”


This is especially true in the new home market where homes under construction may never make it to Zillow. Checking in with sellers of new homes under construction is a great place to start your search. Engaging an agent who stays on top of what is available in your area before a new home hits the general market may be key to getting the best deal on a new home in your town.

Include a resume of related experience working with, for example, an HOA Board or non-profit organization, and a detailed statement as to why you would like to serve in this volunteer position. The HOA Advisory Board Officers meet monthly with the HOA Executive Board of Directors to discuss HOA issues, implement policies and oversee HOA business. The Advisory Board represents all HOA members and must be available as needed to address concerns and provide comment at the Annual HOA General Membership Meeting in March. Officers are also encouraged to volunteer at HOA Community Events. You must be in good standing with the HOA with no outstanding fines or dues to serve on the Advisory Board.

Grand Prize Winner!

As a wonderful reminder of the spirit of the season, we want to congratulate Kevin and Sara Brosten as the Grand Prize Winner in the Mountain View Meadows Annual Winter Holiday Decorating Contest. Just before Christmas, judges gathered for the now traditional Peppermint Schnapps Battle of the Best to determine the grand prize winner. At the gathering, each judge advocated for their top choice for the neighborhood they judged. With four homes in the running for Grand Prize, the competition proved tough, but 2910 Alpine View in Aspen Park rose to the top with all judges voting in agreement. Kevin and Sara were asked to share some insight into their holiday design and the time and effort to put it all together. “The overall design for the decorations has been a collaborative effort between my wife and I as well as the help of the grandkids with changes and additions made over the years,” said Kevin. Though you can’t see it in the photo above, the entire side and backyard fencing all around the house glowed with holiday lights. Kevin said they chose to go with rope lights on the fence as a precaution from bulb breakage from the prevailing sometimes very strong southwest winds. “Decorating was a whole family event,” said Kevin. “The garage door magnets and window treatments were put up with the help of the grandkids.” And how long did it take to decorate? “We spread the efforts over a few days and so it never seems a chore to put the decorations up,” said Kevin. “The grandkids love the lights and their smiles and enthusiasm keep my wife and I happy and young in the holiday spirit.” A big thank you to the Brostens and all the folks at Mountain View Meadows who made us smile this holiday season by taking the time to brighten our neighborhoods with the holiday spirit. You made the season merry and bright for all!

Chasing The Winter Blues

The lyrics to “Chase Away the Winter Blues” say you can dip some candy apples, play a movie star or build a pillow fort. Not bad ideas but perhaps better left to the kids. For adults, Elizabeth Shein, MSW, RSW, writing on CTRI (The Crisis and Trauma Resource Institute), offered 10 cool ways to beat the winter blues:


1.Think like a Norwegian. People in Norway view winter as something to be enjoyed. Research shows that a positive winter mindset might be enough to stave off the winter blues. Think “The cold gives me a chance to drink hot beverages, skate or ski, build a snowman, or sit by a fire and visit with friends.”


2. Let the sunshine in. Exposure to bright light upon wakening is effective in treating winter depression. The Mayo Clinic advises that light therapy can help relieve symptoms on its own or when combined with exercise. Buy a clinically-tested light unit or open the blinds and curtains. And sit closer to windows for an extra dose of sunshine.


3. Activity – Take it outside. A regular exercise routine works like an antidepressant charm, especially one that includes outdoor activity. Picking up a new winter sport like snowshoeing, skiing or ice fishing will do the trick, but investing in warm enough clothes for a lunchtime walk boosts mood as well while increasing alertness and enthusiasm at work.


4. Turn on the tunes. Crank up your favorite music…something that makes you want to dance. A 2013 study at the University of Missouri reported that listening to upbeat or cheery music significantly improves mood.


5. Cook up some comfort. We all love comfort foods but good nutrition makes a difference on our mental health. Make up a big batch of soup or spend a few cozy hours making a stew and your kitchen will smell like comfort.


6. Drink lots of water. Stay hydrated! Water helps keep your skin glowing in the harsher winter and removes toxins and waste from your body. It can prevent headaches and reduce muscle pain. Avoid alcohol, which is actually a depressant and can leave you feeling more blue.


7. Find an activity you enjoy and do it…a lot! Learn to play an instrument, study a new language or knit a sweater. If you enjoy doing it, keep going!


8. Treat yourself – plan ahead. Make a list of what you look forward to in the winter. Look at it when you feel down. Put it on your calendar. Research shows that simply anticipating something you like makes you happier. Plan a weekend getaway, a massage, a special dinner, a party with friends – start dreaming!


9. Laugh and get social. Author Vicor Hugo once said, “Laughter is the sun that drives winter away from the human face.” Laughter actually decreases stress hormones and lightens mood. Watch funny movies, play board games or try laughter yoga. Reach out to family, friends, mentors and neighbors when you’re down. Often a simple phone call or coffee break with a friend can lift your mood.


10. Ask for help. If these tips aren’t enough to chase away the winter blues, ask for help. Speak to your doctor or call your local mental health center.

Each Christmas, Mark and I go out into our woods searching for the right tree for our home. Once we find the tree we want, Mark cuts it and loads it into the back of our truck: I sit on the trunk of the tree in the open bed to help weight it down as we haul it back to the house. It’s not that easy a task for anyone, but as septuagenarians, maybe a little more challenging than for most. But we are so lucky we still can! Mark and I have been cutting the tree and hauling it to the house typically by ourselves for about 15 years now. He came up with a new system a couple of years ago that made it much easier: using the bucket loader on the front of the tractor to lift the tree into the bed of the truck. I’m sure you are wondering why we can’t just lift it in by hand? We did for years (occasionally with help from one of our sons) but getting a 20’ tree into the bed of a truck isn’t that easy these days. And this year, we decided to make it harder than usual on Mark. Waiting until it was 22 degrees, bundled in a blanket in our open side-by-side, we headed out on our tree search stopping now and then to walk closer to a possible choice we saw off in the distance, eventually finding the perfect tree at the base of one of the boulder batholiths. We marked the area with some dead branches along the trail and headed back for the tractor. But a huge trailer was attached to the truck… so I came up with the idea of just keeping the tree lifted off the ground by the bucket and hauling it back to the house with the tractor. And Mark agreed. But then, how do you drive a tractor forward with a 20’ tree dangling sideways in front of it? Well, you don’t. So Mark drove the tractor backwards through and around trees and over hills on logging trails about a mile back to the house. We decided we wouldn’t do that again! But it was a triumph all the same knowing we could –- and that we hope, in 2026, we still can.
