Spring 2023

Believe in Better:

Coming to Helena

In addition to a long-awaited spring, Helena residents can look forward to four new projects coming to Mountain View Meadows. Although no timeline has been set for the start of construction, Mountain View Meadows finalized the sale of 20 acres to St. Peter’s Health for a future Senior Living Community. Tentative plans for the Community include independent-living cottages, assisted-living apartments, nursing home and long-term memory care along with recreational amenities and rehabilitation services. Mountain View Meadows will be completing an extension of Crossroads Parkway to state highway standards later this spring to access the future building site. To help curb a serious shortage of upscale rental housing in the Helena area, Mountain View Meadows with the help of Montana Underground Construction will begin excavation for streets, water and sewer for a new nine building apartment complex to be built between S. Alice Street and Jean Baucus at the confluence of the Crossroads Commercial neighborhood and residential neighborhoods. Housing shortages have hampered hiring professional staff at places like St. Peter’s Health and other businesses in Helena as well as the City itself. The new apartments will provide a housing alternative for contracted employees and those wanting an attractive, comfortable living community within walking distance to Mountain View Park with its full-range of recreational facilities including tennis, basketball, and volleyball. Engineering for “The Peaks” neighborhood at Mountain View Meadows is currently working through the Helena city engineering approval process with street excavation starting soon. The Peaks will bring to Helena two new housing products: acre-size view lots on city services and modest solar homes designed to reduce electric consumption. From 1,000 S.F. homes with beautiful craftsman details to 5,000+ S.F. executive-style homes, Mountain View Meadows believes every buyer deserves the best housing options to meet their budget and lifestyle choices. And for those wanting the least maintenance so they can spend their valuable time enjoying all the recreational activities Montana offers, the first single-level condo buildings in Aspen View II will be ready for move-in late summer, in plenty of time to snuggle in before the next winter coming to Helena…which we hope is far, far away!

Building a Better Community:

May the Fourth be With You

What is more exciting for kids than hands-on learning – especially when it comes to Science? Exploring the how and why something works and participating in your very own experiments thrills kids. And what better place for kids to immerse themselves in science then “ExplorationWorks” located at 995 Carousel Way in the Great Northern Town Center. ExplorartionWorks was part of Alan and Nancy Nicholson’s vision for building a better downtown Helena when developing the Great Northern Town Center. Very few cities the size of Helena can boast this kind of science facility and the types of activities available. But managing, maintaining and continuing to explore the possibilities take resources. The “May the Fourth” Fundraiser helps support the mission of the non-profit responsible. From 7:00-9:00 PM, ticket holders will enjoy a 21+ (age) Star Wars-themed evening at ExplorationWorks with fellow fans while supporting this local children’s science museum. Tickets include a special showing of a Star Wars movie, two drink tickets, snacks, Star Wars LEGO set and a costume contest with prizes. Tickets go on sale April 4 with a limit of only 50 available so mark your calendars now! For more information visit www.explorationworks.org

On Topic:

Reducing Energy Consumption

Keeping warm during this year’s long winter has stressed already tight budgets. The burden of high inflation that, like winter, doesn’t seem to want to go away, plays on our pocket books. That leaves many of us looking for new ways to save money. Reducing energy consumption seems like a reasonable place to start.

The U.S. Department of Energy points out the best reasons to reduce energy use in your home: “it saves you money, increases our energy security, and reduces the pollution that is emitted from non-renewable sources of energy.”

If you are planning to install a small renewable energy source such as a solar electric system, The Dept. of Energy says reducing your electricity load is the first step because it allows you to purchase a smaller and less expensive system. The national average electricity consumption is about 1000 kWh/month. The Department of Energy suggests the following ways you can reduce electricity use in your home:

  • Appliances and electronics: Use energy-efficient products and operate them efficiently. Use an advanced power strip to reduce "vampire loads"--electricity that is wasted when electronics are not in use.
  • Lighting: Use energy-efficient products, operate them efficiently, and incorporate more daylight into your home using energy-efficient windows.
  • Electric space heating and cooling: Equip your home with energy-efficient electric systems and operate them efficiently. Incorporate passive solar design concepts into your home, which include using energy-efficient windows. Properly insulate and air seal your home.
  • Electric water heating: Install an Energy Star heat pump water heater and operate it efficiently.
  • Reduce your “always-on” appliances: If your home has a smart meter and you can see your hourly consumption, then examine your consumption at 3AM. It should be significantly less than your use at 7pm. If it isn’t then you might have “vampire loads.” Look for electronics that you don’t use (like DVRs!) or can switch off, or perhaps get rid of that extra refrigerator.

Some utility companies are introducing programs that encourage their customers to use electricity during off-peak hours. The programs pass on the savings to you through rebates or reduced electricity rates. Smart meters and home energy management systems allow customers to program how and when their home uses energy such as running your dishwasher late in the evening during off-peak hours. Companies that offer time-based rates can save you money and are very attractive to owners of plug-in hybrids and electric vehicles since typically these vehicles are recharged at night.

Benefits and Updates:
MOUNTAIN VIEW MEADOWS

1. ANNUAL HOA MEETING TUESDAY, APRIL 25:  It’s that time of year again. All members of the Mountain View Meadows HOA -- which includes both single-family homeowners and condo homeowners -- are encouraged to attend the annual meeting. Visit with neighbors, check out the rough draft of the design for the new Milo Rose Park in the Uplands neighborhood, hear about ongoing and planned development and voice your opinion on all things related to your community. The meeting will be held downstairs in the lower-level banquet hall at the Ramada (formerly Jorgenson’s), 1714 11th Ave. Social and sign-in begins at 6:30 PM with the meeting starting at 7:00 PM. Enjoy light refreshments and door prizes along with the presentation of this year’s Neighbor of the Year Award. The annual budget and meeting agenda will be emailed to homeowners before April 25th and will be available at the MVM office.

2.  CONDO ANNUAL HOA MEETING TUESDAY, MAY 9: Condo owners are encouraged to attend the Condo Annual HOA Meeting to discuss all things related specifically to condo neighborhoods at Mountain View Meadows. This is a great time to ask questions and share your thoughts. The meeting will be held downstairs in the lower-level banquet hall at the Ramada (formerly Jorgenson’s), 1714 11th Ave. Social and sign-in begins at 6:30 PM with the meeting starting at 7:00 PM. The annual budget and meeting agenda will be emailed to condo owners before May 9th and will be available at the MVM office. And yes, there will be light refreshments and door prizes for condo owners, too!

3.  ANNUAL CITY DUMP PASSES: Did you know that all homeowners in the city of Helena get an annual city dump pass? If you’ve purchased a new or used home, take your closing paperwork and a photo I.D. to the transfer station. The dump pass is free with your taxes but with new construction you will need to pay a pro-rated upfront fee for your first year, then it is included in your taxes thereafter. This allows you to take up to 3,000 lbs of trash to the transfer station each year… just in time for spring cleaning!

4.  CURBSIDE RECYCLING: Want to reduce the waste going into the land fill? Curbside recycling is available to all city residents. To check rates and schedule recycling, contact Helena Recycling LLC at 406-457-2437.

The Best in Our

Neighborhood:

Your Neighbor

of the Year Nominees

They’re in! When we requested your nominations for the Neighbor of the Year Award, you sent some of the best yet. To find out who won, be sure to attend the annual HOA meeting scheduled for Tuesday, April 25 at the Ramada (formerly Jorgenson’s). And now your nominees and why they were nominated: RONI & GRIFF GRIFFITH – “He shovels my driveway and sidewalk when I am out of town… to keep it safe for the neighbors. He also shovels another neighbor who is only there part-time.” And, “Roni brought over a beautiful bottle of Brut to celebrate our new home…instantly made us feel welcome…We woke up to find our driveways and walks shoveled and cleared…They brought us our mail when it was misdelivered and brought us homemade goods for Christmas.” GRAHAM KILGARIFF – “Graham sometimes beats Griffith to it (shoveling). I have the best neighbors.” JERRY & TONI GUAY – “Jerry faithfully cleared snow for multiple neighbors…He even cleared driveways and paths up to each of our front doors. Jerry can always be counted on whenever you need a helping hand.” And... "Jerry is always helping his neighbors…first to shovel, climb a ladder, whatever anyone asks of him.” … All that plus “I’m a single mom, Jerry & Toni have helped out on multiple occasions…checking on our cat when I am out for military duties…Toni will come over to watch (my daughter) so I can make an early morning run to the grocery store.” Jerry and Toni also donated a “Little Free Library” to The Uplands neighborhood. TOM CLEMONS – “…Has taken (my daughter) to school for me. He regularly checks on us.” DAN ADAMSON – “Dan shoveled not only my sidewalks but several others and sometimes the entire block on several occasions…He has mowed my lawn, fertilized it, and trimmed it and is very humble about it.” And “He mow’s his neighbor’s yard…loans us his power washer…” And, “Dan is always helping his neighbors…Dan is the best neighbor I’ve ever had.” KEN & MARYANN CASE – “They are always happy to help everyone…shoveling snow, bringing in garbage bins, watching neighbors’ houses when they are gone…They are amazing neighbors!” STEVE HEIM – “…helps every year with Halloween (Haunted Park) set up, handing out candy, and tear down…never complains. Always ready to help.”

To all of you who were nominated for this year’s award, Congratulations! Being a good neighbor is the best gift you can give those who live next door… or down the street… or anywhere in your neighborhood. You all deserve the recognition of “Best Neighbor of the Year.”

Fun & Fitness

Warm and Close to the Trail

Every time you think it’s safe to go outside to enjoy your favorite fun & fitness activities, along comes another arctic blast or atmospheric river filled with rain and snow. Not bad for snow boarders! But if you don’t do traditional winter outdoor sports, while you are waiting for spring to set in, you may want to check out the indoor activities at the Giant Adventure Park next to the Sleeping Giant bowling alley. It’s just a hop, skip and a jump from Mountain View Meadows and accessible by following the Fun & Fitness Trail to the paved trail system that can take you all the way to downtown Helena.

As one of the newest indoor recreational facilities in Helena, the Flying Giant Adventure Park offers “something for everyone!” according to its website at www.sleepinggiantparks.com. Inside you’ll find climbing walls, trampolines and the “Giant’s Castle,” a soft play area for kids 6 and under. Teens and adults may like the $19.95 Friday & Saturday night Cosmic Special where you can jump and climb your way to fun and fitness under black lights. Sounds like a great place for a date.

Baseball and softball season really is just around the corner. This may be a good time to hone your batting skills in the batting cages at the Adventure Park. The Park offers season passes to the cages that allow you as many tokens as you can use. But you may want to call now as season passes to the batting cages are limited.

Unfinished Business

This week is bringing the first real glimpses of spring. Melting snow should open the way to get out and pick up some of that winter debris that got buried in those early storms. I think some of you are anxious to get started around your own homes. I know I am. At our house, we have a snow sled, a tricycle and a watering can stuck to the ground since before Thanksgiving. The branches from a bush Mark trimmed back in October have remained mostly buried under a three-foot snow bank that has stubbornly refused to melt. And then, of course, there are the pine cones scattered under the snow from dragging our Christmas Tree to the front door. And then there is my poor little red car I drive in the summer to save gas. It never made it to the shop for the winter, unable to drive it on snow and ice. Along with unfinished business at home postponed due to weather, there are a few jobs to get finished at Mountain View Meadows once the ground finally thaws. But work never stops and as we look forward to spring, we’re all anxious to get started on old business while keeping up with the new.
