It’s often quoted “The Pride of Home Ownership” but “Owners Who Take Pride in Their Homes” is key to maintaining home values and creating beautiful communities. It’s wonderful to live in a neighborhood where owners take pride in their homes. And you’ll be hard-pressed to find a better example in Helena than the homeowners at Mountain View Meadows.

Mountain View Park

In 2014, for the first time ever, a new, fully-developed 5+ acre city park was donated to the City of Helena in a fun-filled celebration kicked-off by the first ever Kids Push, Pull & Pedal Parade. An official ceremony followed in the new park pavilion with then Mayor Jim Smith and Parks Staff Amy Teegarden & Craig Marr accepting the gift from Mountain View Meadows Developer Mark Runkle and his wife, Director of Design, Rebecca Ryland. Afterwards, the Interagency Committee for Change by Women sponsored old-fashioned kids games on the lawn; Real Estate of Montana and Chicago Title (now Flying S Title) sponsored a hot-dog eating contest; and the HBIA sponsored a V.I.P. Horseshoe Tourney on the new regulation horseshoe pits. The Last Chance Tennis Association held Tennis Games on the tennis court while others played basketball on the basketball court. And throughout the evening kids of all ages climbed, slid and swung in the new state-of-the-art playground. The day was so much fun that Mark and Rebecca decided to make the family-oriented activities an annual event sponsoring the first 4th of July Community Celebration the very next year—and it’s been going ever since! Activities for the 2025 4th of July Community Celebration include a basketball free-throw competition and a sidewalk-art competition in the afternoon. Evening activities kick off at 6:00 with the ever-favorite Kids Push, Pull & Pedal Parade in which kids decorate their bikes, scooters, wagons, wheel-barrows – any non-motorized vehicle – dress in costume and parade around the park vying for a $100 Grand Prize award! Two-person teams are invited to sign up for the Friendly Horseshoe Tourney while bounce houses & live music by “Off the Grid” will provide free entertainment throughout the evening. Come join the fun Friday, July 4th at Mountain View Park where you can enjoy great food from local food vendors and picnicking on the lawn till 10 PM. Property Tax Relief?

Home owners in Montana welcome any break they can get on rising property taxes. So, in June, keep your eyes peeled for a postcard from the Montana Department of Revenue with instructions on filing for your property tax rebate. If you paid $250 in property taxes on your principal Montana residence in 2024, you are eligible for a $250 rebate and if you paid $1200, you’ll receive $400. That’s better than a sharp stick in the eye.

 

To qualify for the Property Tax Rebate, Montana taxpayers must have owned and lived in an eligible residence for at least seven months and been billed and paid property taxes on their principal residence in 2024. Residences held by entities like LLCs or corporations are not eligible. The filing window for the 2024 rebates will be August 15 to October 1, 2025. No further claims will be accepted after the deadline.

 

A different take on property tax relief for Montana residents lays ahead. During periods of higher inflation, Republican and Democratic Governors in Montana have used their powers to freeze or reduce real estate taxes. Montana Governor Greg Gianforte chose instead to address rising property taxes through legislation developed by House Appropriations Chair Llew Jones. The basic concept of the legislation: higher taxes on secondary homes; lower taxes on primary homes.

 

As reported in a recent story by Eric Dietrich of the Montana Free Press, proponents of the legislation, which broke into two separate bills, argued “It’s fair to raise taxes on second homes because those properties are in many cases owned by out-of-state residents who don’t necessarily pay for public services by filing Montana income taxes.” Both bills passed with bi-partisan support and were signed into law in May.

 

According to projections from the Montana Department of Revenue, the legislation could lower average homeowner taxes 18% when it takes effect in 2026 — while raising bills for second homes and Airbnb-style short-term rentals by a whopping 68%.

 

“The exact impact on individual homeowners will depend on a variety of factors, including the value of their specific property, the composition of their local tax bases, and how the cities, counties and school districts they reside in are setting budgets,” said Dietrich.

 

Coming up, homeowners will have an opportunity to see how the new tax laws play out. In the interim, if you paid 2024 taxes on your eligible property, be sure to apply early for your tax rebate. Information can be found at https://revenue.mt.gov/taxes/property-tax-rebate. MTpropertyTaxHelp.com also provides information on programs that offer property tax relief. There you can download flyers and graphics to help spread the word about these programs.

This year, the Best of 10 will feature 6 age categories including one for older teens and adults. All activities are free and open to the public so share the email with families and friends. 6. CONTROL YOUR DOGS: …And clean up their poop! Walk your dogs in undeveloped areas to do their business. Avoid letting your dogs use landscaped areas, including boulevards, for their private use. Always clean up the poop no matter where you walk. Forgot a bag? Pick one up at any one of the many dog stations spread throughout the neighborhoods. Keep our sidewalks and trails clean and safe for kids. They use them, too.

of the Year Award Winner

Susan Kirley accepted this year’s Neighbor of the Year Award in May claiming everyone on the Welcoming Committee deserved the same recognition. That could be true, but it takes a special person to kick start a successful volunteer program. Mountain View Meadows, LLC extends a welcome basket filled with goodies and important information to all newly constructed home buyers. However, there was a group of new neighbors left out—buyers of previously-owned homes. It was Susan who stepped forward to fill the gap. Susan put together a team made up of friends Phyllis Michelson and Christie Aldrich to create gift baskets filled with home-made goodies to welcome buyers of previously-owned homes to the neighborhood. She continued heading the committee for the next two years then trained two new members, Dawn Braach and Freddie Haab-Fiedler to take over. Since 2022, the group has welcomed over 80 new neighbors. Wow! Yes, every volunteer on the Welcoming Committee deserves our appreciation. But we send a well-deserved “Best in Our Neighborhood” shout out to Susan Kirley for her well-deserved Neighbor of the Year Award.

Spring Cleaning

“Who knew vacuuming could double as self-care?” wrote Kirsten Nunez in her May 13 story on RealSimple.com. “After a long winter, the first few weeks of warmth and sunshine can feel like a dream,” said Nunez. “It can also jumpstart seasonal tasks, such as seed starting, vacation planning, and of course—our favorite—deep cleaning!” But according to health experts, it can actually help your well-being, too. Kirsten goes on to share what the experts say are 6 surprising health benefits of spring cleaning:


REDUCES ALLERGEN EXPOSURE. Spring is marked by an uptick of pollen, which can sneak its way into the house via clothes, shoes, and open windows. This can worsen allergy symptoms like congestion, sneezing, and itchy eyes. Spring comes on the heels of winter, a season that prompts many of us to close up windows due to cold weather. This can contribute to the buildup of allergens (think dust mites, pet dander, mold, mildew, fireplace residue, and cockroach dander), but spring cleaning can help lower their levels. As Dr. William Woo, MD, family medicine physician notes, cleaning and decluttering can significantly minimize exposure to allergens, which would otherwise trigger respiratory issues and allergies.

 

IMPROVES INDOOR AIR QUALITY. Spring cleaning can decrease dust and pollutants, thereby improving indoor air quality, says Dr. Kirk Sperber, MD, allergist and immunologist. “Open windows before, during, and after cleaning, and use fans to circulate air to remove fumes [from cleaning products],” says Sperber. “You should also check for mold, rodents, and insects that can negatively impact indoor air quality,” he adds. “This is crucial to do during any cleaning session, of course, but it’s worth performing a more detailed inspection for the new season ahead.”


INCREASES PHYSICAL ACTIVITY. According to the Centers for Disease Control and Prevention (CDC), adults should get at least 150 minutes of moderate-intensity physical activity per week for optimal health. Cleaning counts toward those daily physical activity goals. Says Dr. Woo, “Cleaning tasks that require moderate-level activity include vacuuming, scrubbing floors and walls, dusting and wiping down surfaces, and cleaning windows.” Woo suggests playing music with a good beat to help you stay motivated and keep up the pace.


EASES MENTAL AND EMOTIONAL STRESS. Thinking about spring cleaning can be stressful, but getting it done paves the way for relaxation, especially when it comes to decluttering. “Clutter keeps your nervous system on edge—visually, mentally, and physically,” says Cheryl Groskopf, marriage and family therapist. “It’s not just ‘a mess,’ it’s a bunch of micro-reminders of everything you haven’t done yet.” But decluttering and cleaning reduce the incoming stress says Groskopf, helping regulate your body and mind to start the new season with ease.


PROMOTES BETTER SLEEP. As Keisha Saunders-Waldron, LCMHC, licensed professional counselor, notes, the state of our space directly impacts how the brain processes relaxation. “When our environments are chaotic, our minds often stay alert, even when we’re trying to rest,” she says. In contrast, a clean and organized space signals safety and calm to the nervous system, helping lower cortisol levels and promoting more restful sleep.

 

BOOSTS OPTIMISM. “Spring cleaning is symbolic of new beginnings,” Saunders-Waldron says. “The act of letting go—whether it’s [by] donating unused items or simply clearing out a drawer—can translate to an emotional release,” she adds. “It serves as a reminder that you have the ability to shift your surroundings (and ultimately, your mindset), which can foster a renewed sense of optimism, hope, and motivation.”


What’s the hardest part of spring cleaning? Getting started! But once you’re in the groove and you find yourself heading towards the finish line, you might find yourself enjoying the benefits, both physically and mentally. And when you’re finished, you can sit back, relax and reap the rewards of a job well done.

The End of

the Season

Mark and I missed the Spring Fling this year at the Peace Park to cheer on our grandson, Travis, at the Montana High School AA State Track Meet in Kalispell. We spend most of our time at Mountain View Meadows working with the City of Helena, engineers, builders, construction crews and our team members in the office to build the best community we can. Planning and supporting community events like the Spring Fling and the 4th of July Community Celebration are key to that mission, but once in awhile family comes first. We are so proud of Travis’s accomplishments. Travis follows in the footsteps of his older brother Adam as a stand-out runner at Helena High School. Travis qualified for State in four events: the 4 x 100 relay; the 200, the 400, and the 4 x 400… And he earned a place on the podium in all four races! We were so proud of the whole Helena High School track team and appreciated the opportunity to watch the kids do their very best at this season in their lives. We wish them all success in the years to come, especially to those, like Travis, who are graduating in June. One season may be ending, but there is much to look forward to. And here at Mountain View Meadows, we are excited to get ready for this summer’s 10th annual 4th of July Community Celebration. We hope to see you there.
