Summer 2026

Believe in Better:

Honoring 250 Years!

Any way you shake it, it’s a big deal! From our country’s Declaration of Independence to our 250th birthday we have much to celebrate -- and Helena will be right there in the mix commemorating this remarkable milestone! Beginning at 10:30 AM at Centennial Park, enjoy free hotdogs and root beer floats at the Capital City 4th of July Celebration. The event features bounce houses, special music and programming honoring our flag and country. Former Mayor Jim Smith takes on the role of MC and current Mayor Emily Dean will share an inspiring 4th of July address. Local celebrations continue at Mountain View City Park, located up the hill from the Blue Cross Blue Shield building in the heart of Mountain View Meadows. Win prizes at 3:00 in the basketball free throw and chalk-art competitions. At 6:00 join the Kids Push, Pull & Pedal parade -- with a $250 grand prize! Register in advance at mvmhoa406@gmail.com. After the parade kick back to music by the Brett Mondie Band featuring a blend of country favorites and original songs. Soul Fire Body Paint will offer face-painting and air-brush tattoos for kids and from 7-9 PM, 2-member teams ages 16 and over are invited to sign up for the friendly horseshoe competition -- with a $100 cash prize to the winning team! Throughout the evening kids can climb, slide, swing and teeter in the playground while families picnic on the lawn, play tennis, basketball and volleyball. Habana 406, Charm City Made and Coffee & Cream food trucks will be on hand selling delicious foods, specialty drinks and red, white & blue gelato. After the event, get ready to marvel at the Prickly Pear East Helena Independence Day Fireworks. This spectacular fireworks display over American Chemet on Smelter Road is totally community funded! Whether you’re planning a back yard BBQ, an evening out enjoying festivities at the park or taking in the amazing fireworks show, we wish you the very best 4th of July celebration ever. What an honor to reach our 250th birthday!

Feds Hold Steady

When the policymakers for the Federal Reserve voted to keep interest rates unchanged earlier this month, people looking to purchase a home heaved a sigh of relief. Due to increased inflation, some experts anticipated the Federal Reserve would raise rates. But for now, the decision was made to hold steady. Although not directly affected, banks, credit unions and private lenders generally set rates up or down in relationship to interest rates determined by the Federal Reserve.

“Because the Fed's vote to hold rates steady was in line with market expectations,” wrote Erika Giovanetti in a recent article in U.S. News and World Report, “the decision itself is unlikely to move bond yields or the mortgage rates that follow. Instead, what matters most,” continued Giovanetti, “is the Fed's updated economic projections, which confirm that most policymakers now expect a rate hike later this year rather than a cut.”

As can be expected, a rate hike later in the year doesn’t sound good to home buyers looking to finance their new home. The concern for a future rate hike in the third or fourth quarter has prompted some buyers to move quickly to lock in current rates, which remain at a statistically average rate over the course of the last 50 years*. During the 2007-2008 housing crisis, when the Federal Reserve implemented massive rate cuts to stimulate the economy, the 30-year fixed mortgage rate averaged between 5.50% and 6.50%, similar to today’s rates. Rates fell as low as 5.14% by the end of 2009, a rate home-buyers had hoped to see in 2026.

"The overall tone is more hawkish than many had anticipated, and the immediate market reaction was an increase in rates," says Mike Fratantoni, senior vice president and chief economist at the Mortgage Bankers Association. "This hawkish viewpoint puts upward pressure on interest rates so, although the Fed decided to hold rates steady, long-term interest rates are expected to rise.”

What is the cause and effect of Federal Reserve interest and Mortgage interest rates? As Giovanetti explained, “Long rates like those on mortgages track the yield on 10-year Treasury notes, not the Fed's overnight financing rate. The bond market is highly sensitive to inflation. Bond investors demand higher yields when inflation is high, which pushes mortgage rates higher.”

Confused? You’re not alone. But with sticky inflation, rate hikes remain the best tool in the Fed’s arsenal to combat it. “Taken together,” said Giovanetti, “this all means that 30-year mortgage rates will stay high.”

*The average mortgage interest rate over the last 50 years is just under 8%

The Best in Our

Neighborhood:

Mountain

View Park

2014 saw the dedication of a new city park in Helena. Located in the heart of Mountain View Meadows, the 5.2-acre Mountain View Park showcases the spirit of community and provides exceptional recreational opportunities for Mountain View Meadows residents and the greater Helena community. There is something for everyone at the park -- a dog park, regulation size tennis, pickleball and basketball courts, a sand volleyball court, two regulation-size horseshoe pits, a Folf practice net, large log-framed pavilion, awesome playground, multiple picnic areas and benches to sit and take in the spectacular mountain views. The area designated for a park was in the original Mountain View Meadows master plan, but as the “promise of a park” grew dim due to limited city resources, Developer Mark Runkle and his wife, Director of Design, Rebecca Ryland, joined forces with land planner Jim Foley, Principal of the Foley Group, to design the “best park in Helena!” Proline Curb (Now Montana City Landscaping) and the Mountain View Meadows construction crew headed by Kris Baker worked diligently to turn the plan into a reality. Once developed, Mark and Rebecca officially donated Mountain View Park to the City of Helena with then Mayor Jim Smith presiding over the July ceremony. Over time, pocket parks and green spaces have been designed and developed throughout Mountain View Meadows, but it was the very first park, Mountain View Park, that set the standard for creating a sense of place bringing neighbors together to celebrate community.

Horseshoes Anyone?

With a friendly horseshoe competition instore for players 16 and older at the 250th Birthday Celebration at Mountain View Park, now is a good time to take a refresher course on how to play the game. ‘In a two-member team (doubles) game, partners stand at opposite stakes. One teammate pitches from Stake A to Stake B, while the other returns the pitch from Stake B to Stake A. Teams alternate turns until each player has pitched both shoes, completing a round.” Thanks AI for the intro. But how do I pitch the shoe?

If you play a lot, you know how to grip the shoe, how to release it and what makes for a good delivery to make the shoe land open at the stake. If you are a beginner, where to start? Top ranking player Roy W. Smith lays out pitching techniques in his “Science at the Stake” which answers that question in the first few pages. In short, Smith lays out how to take that first step.

1.      Take a position on the pitcher's platform, to one side opposite the stake.

2.      Place the feet carefully, so you are well balanced, standing erect.

3.      Grip the shoe, extending it to full-arm length in front.

4.      Hold the shoe caulks down at about a 45' angle to the ground.

5.      Swing the shoe up on a level with the eyes, sighting it at the opposite stake.

6.      Bend slightly at the knees and lean forward at the waist

7.      Swing the shoe backward in an easy manner.

8.      A split second before the back-swing is completed, step forward with the opposite foot

9.      Swing the arm straight forward from the shoulder.

10.  Release the shoe as it swings up in line with the eyes and the opposite stake.

According to his editor, no one is better qualified than Roy W. Smith to put into words the correct way to pitching horseshoes and improve playing techniques. To learn more, a condensed version of Smith’s “Science at the Stake” can be found on horseshoepitching.com

Well-Represented

at Masquerade

Last Saturday evening the Helena Symphony held its annual “Masquerade” fundraiser at the site of the old Broadwater Hotel on the far west side of Helena. It’s a wonderfully executed and immensely entertaining event. Mountain View Meadows was well-represented at the Masquerade. Cameron Knight is the “rock-star” behind the event -- literally in charge of it all! Cameron lives on Adam Run in Mountain View Meadows with her husband, Jacob. Cameron is also behind nudging us into becoming Masquerade sponsors… and we couldn’t be happier! We truly appreciate the opportunity to play a small role in its success. We were especially pleased that a group of friends with connections to Mountain View Meadows were able to share the evening with us: Jon Cowie & Anna Havranek (Weatherall Builders), Brian and Stephanie Ricks (Sierra Custom Homes), and Debbie Bjornson who lives on Peaks Edge. Friends Stephon and Liz Owens who live on Donna Street in the Uplands neighborhood and Amber Brown who owns a condo on Vista View also attended, looking fabulous in their masks and party wear. How nice to see so much support for the Symphony by our Mountain View Meadows neighbors and friends.
