First Hotel Set to Open in Commerce City
A planned America's Best Value Inn and Suites will be the first hotel chain to operate in Commerce City. The 49,000-square-foot hotel will be located at the intersection of Interstate 76 and East 88
th Avenue. It will be four stories tall with 100 rooms and a mix of standard rooms and suites with kitchenettes. There will also be additional 3,500 square feet of retail space adjacent to the hotel with availability for up to three tenants.
The hotel will break ground by the end of this year and plans to be open in September 2018.

Commerce City's Art Scene is Growing
Jeanie Nuances King, one of the founders of the Santa Fe Arts District, is launching a new project at 6600 E. 74th Ave. in Derby. Magnolia Street Art Space is a planned 5,200-square-foot studio and gallery space for artists scheduled to open by mid-November this year. This project builds on the activity generated by Mark Sink, photographer and co-founder of the Museum of Contemporary Art Denver, as he converts the 2,500-square-foot. former Toedtli Auto Parts store at 6525 E. 72
nd Place into studio and exhibition space as well.
Escalating real estate prices across Denver has caused displacement of artists out of neighborhoods like the Santa Fe Arts District and the RiNo Arts District. Ms. King had originally proposed a project called Con.cept Colorado but has shifted her focus to the Magnolia Street Art Space project.

New Policy Lowers Utility Fees, Spurs New Development
The South Adams County Water and Sanitation District (SACWSD) recently approved a policy change on the way fees are calculated for taps and service for new multi-tenant commercial and industrial buildings, bringing development costs down significantly. The change helps put Commerce City development costs more in line with neighboring communities. After the policy change, several developers announced that they are moving forward on speculative and pre-lease multi-tenant projects, including construction of a new 22,000-square-foot industrial building at E. 56
th
Avenue and Holly Street and a 56,000 square-foot industrial building west of Quebec Street at E. 58

Avenue.

Start-Ups and Entrepreneurs Can Benefit From New Microloan Program
The Colorado Office of Economic Development and International Trade (OEDIT) announced a new Colorado Microloan program which aims to provide small loans to start-ups and innovative small businesses.
The microloan program will help support entrepreneurship and job growth in communities by providing capital in the way of small loans ranging between $5,000 and $50,000. To qualify, borrowers must have no more than 15 employees with majority of employees working in Colorado, and must have the potential to create good jobs. For more information:

Colorado Apprenticeship Program Links Students With Career Opportunities
CareerWise, a statewide youth apprenticeship program, links Colorado industries with local school districts in order to meet manufacturers' demand for skills in the process of offering employment, academic credit, and assistance for college. Manufacturers across the state are facing critical shortages of skilled labor and this program offers a way of meeting a part of that demand. In its first year, high school juniors and seniors can gain on-the-job experience as apprentices three school days a week while earning a paycheck and classroom credit. Under Construction
Intsel Steel Nearing Completion on 234,000-square-foot Building in Irondale
Intsel Steel is nearing completion on a 234,000-square-foot industrial facility in the Irondale neighborhood, between 80th and 88th Avenues in the core city. The Houston-based company is consolidating its existing operations in Denver and Commerce City to the new facility.
Intsel Steel is constructing a new rail spur from the BNSF line on the east side of the property as part of the project. The Commerce City operations, identified as Intsel Steel West, will be a subsidiary of Triple-S Steel Supply, will employ nearly 100 people. The company anticipates construction to be completed by this fall.
