Pool Restrooms To Remain Closed Until Freezing Temperatures Are Done For The Winter
On the advice of our plumbing company who had to make repairs to the Pavilion again in December, we will be keeping the restrooms at the Pavilion closed until we are sure that the freeze events of this winter are over. We are still waiting for a few parts needed to complete the repairs to be delivered and installed. Currently the water is shut off to the Pavilion and the system has been drained. The good news is that during the recent ice storm event the Pavilion did not sustain any further damage to the pipes, toilets, water fountains, etc., that had been damaged in the past. We will send out an announcement to the community when the restrooms are open again.
New Amenities Update
- The new lights for the sand volleyball court and the playground, that match the lights on the sports court, have been delivered to our vendor and are being installed this week.
- The playground lights will remain on through the evening hours, currently until 10:00pm.
- The sand volleyball court lights will have the same button as the sports court does, which residents will have to press to turn the lights on for the preset 45 minute time period. Currently these lights will be available between 5:30pm and 10:00pm.
- The gate to the sports court will have a lock on it in the next 30 days that will require your pool key card to open during its operational hours, which are currently from 7:00am to 10:00pm daily. We will let you know when this lock is in place so you can remember to bring your pool key card with you.
Refinishing Of Pool Deck
We received three bids for the refinishing of the pool deck project, and the Board has reviewed these and selected a vendor. This week the contract was signed to complete this project in March in time for the opening of the pool.
Concrete Pads For Additional Benches/Concrete Stage
The Board has also reviewed the bids and selected the vendor to install the seven new concrete pads around Vizcaya for the additional benches that are to be added this year. Two will be around the Traditions pond, one at the volleyball court, and the others will be at locations adjacent to sidewalks in the community for residents to enjoy. So look out for these seven new benches to be added in the coming months. Also approved by the Board is the addition of a concrete stage by the Pavilion that can be used for community events and also by residents for private events.
Holiday Lights And Decorations Reminder
All holiday lights and decorations should have been turned off and taken down at the end of January. Please remove any holiday lights or decorations that remain in place as soon as possible. Any permanent lights on your homes should now have been turned back to white lights only. The only exceptions throughout the rest of the year are the use of colored lights for special occasions such as birthdays, Valentine's Day, St. Patrick's Day, Easter, July 4th, Halloween, etc.
Trash Cans.......
Last Friday afternoon during an inspection of the Traditions community we found 47 trash cans either still in the street from Wednesday's pick-up day, or stored incorrectly in driveways or on the side of houses in front of the fence.
Courtesy warning letters were sent to the owners of those homes reminding them that trash cans need to be removed from the curb by the end of the day on Thursday (city rule), and that they need to be either stored in the garage or behind the fence out of sight (community rule).
We will be back out next week to revisit these homes and hopefully close out those violations and add any others that we find in violation of these rules or any others.

No 'For Lease' Signs Allowed
A reminder that, although one 'For Sale' sign is allowed to be placed out in your front yard, the same does not currently apply for 'For Lease' signs. The First Amendment of the Development Declaration states that:
'During the Declarant Period, no owner, other than the Declarant, is permitted to place any 'For Lease'
signs on any lot, including signs placed on the interior or exterior of a residence.'
If you currently have a 'For Lease' sign in your front yard you are requested to remove it as soon as possible to comply with this rule.
Home Sales/Closings Update
As of January 31st, of the 584 homes to be built in Traditions, 570 have now closed and the other 14 are currently under construction. The last two homes are currently estimated to close in the September/October time frame. Once the last home closes, this will initiate the 120-day window during which an election will be held to elect three Traditions residents who will form the first resident-controlled Board for the Traditions at Vizcaya Community Association.
