It is wasp season! The Amenity Center is treated once a month, however this will not suffice for the wasps. Thank you to everyone who has helped identify areas that have been missed. All playground equipment, eaves, sconces, and gutters were checked Thursday morning. If you see an active nest, please report it. If it is during business hours, please stop by the office so it can be taken care of right then.

The Pavilion sconces have received some damage due to things being tied to them. Please leave the pavilion as you found it if not better. Do not tie or tape things to the sconces, tables, benches, etc. Painter's tape is usually ok, but must be removed. If your gathering produced a lot of trash, we ask you take it home with you. The dumpster is for Association use only and there are fines through Al Clawson should residential trash find it's way in. Fines and damages are paid for by your assessments. Let's keep costs low so the assessments can be used as efficiently as possible.

There have been questions about the need for the NWF Certification. Taylor Morrison, Declarant, uses native plants and elements in planning developments. Using native plants will save the Association money in the long run as plant replacement will not be a constant, like other associations. It also brings nature to us like butterflies and hummingbirds. The National Wildlife Federation is a program that helps create sustainable ecosystems within communities. For more information on the "whys" behind the certification, please see our Amenities page.

Time to Spruce Up Your Home!

Introducing the new Landscaping page on EmoryCrossing.com!

This page is being developed to help residents with useful tips, tricks, and proper landscaping methods for keeping your lawn and plants looking their best.

Currently, it contains the Landscaping Tips & Tricks newsletter, Sunscape's Quarterly Sun newsletter, and Wildfire Mitigation. There's a lot more to come!

There was a compliance drive this week, so if your yard had an excessive amount of weeds, weeds in the rocks, or home maintenance needs, you most likely received an email. The next drive is scheduled for the week of April 14th.

Gearing Up For Pool Season

The official pool season is May 1st through September 30th, 5 am to 10 pm. Every year, management will speak with the Board to see if the season can be extended. At this time, it is tentative due to repairs being performed on the pool deck. Keep a watch out for a possible early opening. The vendors and management are hoping to make it happen!

Please review the rules for the pool and the amenity center before you make plans. Also, check the weather! If there is lightning nearby, the pool will not be open until it is safe.

Fourth Supplement to the Community Manual

aka Pool and Amenity Rules

There will be a lost and found box inside the pool area this year. This box will be emptied every week, so if you forget your belongings, please retrieve them ASAP. Remember, the Association is not responsible for lost or damaged items you bring into the pool. As a courtesy, expensive looking items, such as electronics will be held inside the office for a reasonable amount of time before they are donated.

Pavilions are first come, first serve. Please be respectful of fellow residents who also want to enjoy the amenities. Keep your gathering to a reasonable amount of time. Remember guest limits are 6 per household, per day at the Amenity Center and in the Pool.

Garage Sale:

The Fall Garage Sale will be September 20th. By then we hope that Emory Crossing Blvd at FM 1660 will be open. A banner would be at each entrance to help drive even more traffic.

Let us know you are coming so we are prepared.

The vendor is working on a fun surprise for the parents.

This event will be packed with important information on how to care for your landscaping. As an added bonus, we will be doing another Plant Bar. The bar will begin after the presentation and Q&A. So, bring your questions! We can't wait to see everyone.

The Plant Bar is first come, first serve. We will not open the bar before the Q&A session has been completed. We request one plant per person so as many residents can enjoy the event.

The presentation is about 30 minutes to an hour depending on how many questions are asked. This event is geared towards adults, however kids are always welcome.

Snake Seminar Update

Efforts to secure a vendor to give an educational presentation have stalled due to insurance requirements. Management is still looking!

However, there is a lot of good information on snakes and safety on our Wildlife page.

They may look scary, but snakes aren't bad. They won't hurt you unless they feel there is no other choice. You are not their prey. Snakes serve an important part in our ecosystem - yep, even rattlesnakes! Please do your part to learn about being safe around snakes if you encounter one. They will not chase you. Back away from it and find another route. If they are at your home, spray them with a hose. They will move on.

Compliance Corner

Did you know.....?

Condos and Townhomes have documents that must be adhered to along with the Master documents. Some things will be different from those that are only in the Master Association.

For instance:

Condos are not allowed any signage unless it is from the Builder. This includes For Sale and For Lease/Rent signs.

Like the Master, Condos have a lease requirement of six (6) month or more must be in effect if you are renting your property. The lease should be on file with the office at all times.

However, Townhomes require a minimum lease of one (1) year.

While not officially in the documents yet, the Trash Can Policy is different for Condos and Townhomes versus Single Family Dwellings. October 16, 2024, the Board of Directors agreed that due to the limited space provided to the alleyway lots, trash cans will be allowed to be stored on the driveway by the garage.

Single Family Dwellings are not allowed to have their trash cans in view. This means it must be stored behind a fence or in your garage.

If you have questions on the documents and can't find the answer, please contact Management to help.

Did you also know....?

Compliance Walks and Drives are done for the common areas. We even do reviews for our pool and janitorial vendors. We know that is a common complaint, but our vendors are held accountable, too. Please keep in mind, there are acres of property to keep up, so compliance goes a little slower than with a small residential lot. Vendors are not onsite everyday.

Current issues are weeds! The Board and Management have been in daily conversations with our landscaper to figure out why they are so bad right now. You should notice a difference soon.

We recently had a major trash clean up performed on the trail and creek areas. The west side is still pending, but we do hope you notice a difference.

Management is of the nature of "See a Problem, Report a Problem." Management is onsite and out in the property, but won't see everything. Thank you for being additional eyes and ears! Don't forget, you are more than welcome to join Kristal on the trail walks. Just send a message with a date/time that works best for you.

Keep rocks weed free.

Plant Native! See City of Hutto's UDC plant list for ideas. Remember to check the Pre-Approved Modifications before planting. Some things have to be submitted.
