Important Updates

Courtesy Request

During the holiday season and beyond, please be courteous of neighbors when having get togethers. Parking is a huge concern, as our streets are very narrow. If your guest damages property, please make sure the guest takes care of the damage. Vehicles are limited to passenger vehicles, as commercial/industrial/work vehicles, RVs/boats/trailers are not permitted in Emory Crossing unless inside your closed garage.

Quick FYIs

  • Please remember, the City of Hutto and Emory Crossing do not allow fireworks. The homes are too close for fireworks to be safely ignited.
  • Street sweepers are scheduled on Wednesdays. Builder trash cleanup is scheduled weekly. Please report (with location and pictures) excessive trash. Please also take into consideration the wind. While the builders are trying to keep everything contained, it will not be perfect.
  • The Amenity Center Parking Lot is private. Per the Board of Directors, no overnight parking is permitted. Please utilize other parking options.
  • January 1st, 2025 is right around the corner! Make sure your auto-pay is setup properly and your current association account is at zero, or holds a credit. A credit is notated by a negative dollar amount (ie: $-195). Late fees in the amount of $25 plus interest will apply to past due assessments.
  • Are you paying your assessment monthly instead of quarterly? Make sure you are two months ahead. Otherwise, late charges can be applied. This will ensure when the assessment posts to your account, there are enough funds to cover.
  • Holiday Lights must be removed by January 15th, 2025.

Winter Weather Tips

  • Freezing Weather: Winter is Coming. Please be mindful of hard freezes and your pipes. Freezes typically happen in January and February. Cover your outside hose bib(s), drip your faucets, open cabinet doors, set your heat to no lower than 55 degrees. Dishwashers on exterior walls should not be used during or immediately after periods of extreme cold. And of course, remember the other 2 Ps (pets and plants).
  • HVAC inspections: It is always a good idea to have your HVAC systems checked yearly. When you first turn your heater on for the season, there is often a foul smell. This is usually debris/dust that has settled on the heating elements. That is why it is important to have an inspection completed.
  • Chimney Inspections: Soot can build up if you are using real wood. Please have your chimney inspected and cleaned before you light your first fire.
  • Condos: E-8 In your Community Manual states from November 1st through March 25th, units may not be left unheated. Water lines on exterior walls should be allowed to drip during freezing weather.

Compliance Corner

Reminders:

Compliance drives are every other week. Trash cans in view and excessive weeds are the main concerns, however there has been a huge turn around recently, so not many notices are being sent.

A lot of notices have been reset to a Courtesy Reminder stage. The community appreciates everyone's efforts and management is happy to give fresh starts for the new year. The full cure period for a notice is 6 months. Within that 6 months, notices can escalate to include fines. These are never fun for either side (management or the homeowner). Courtesy notices are meant to be conversation starters. Management understands things happen sometimes. While on drives, management cites what we see -- give the office a call or send an email to talk things through. A lot of things can be solved with a quick conversation.

Trail Walks and Amenity reviews are every week as weather permits. You are welcome to join me! Send a text, call, or email and we will setup a walk.

Please report issues with the dog stations (include the number) so the vendor can be contacted asap.

Parking: Commercial Vehicles, Industrial (Work) Vehicles, RV, Trailers, Boats are not permitted inside Emory Crossing at any time unless parked within your closed garage.

Do not park in Alleyways at any time. Please report construction crews parking in alleyways so the office can contact the builder ASAP.
